Macdonald & Company have been exclusively retained by a well-capitalized industrial real estate LP investor focused on development to appoint an Investment Associate to join its Atlanta-based platform.
This firm has an active industrial development pipeline and an established operating portfolio across key U.S. markets. The successful candidate will gain exposure across acquisitions, development underwriting, and ongoing asset performance, working within a lean, high-accountability team environment.
Role SummaryThe Investment Associate will support new industrial development opportunities through detailed underwriting and due diligence, while also contributing to asset management oversight across the existing portfolio. The position requires a technically strong investment professional who can operate independently, think commercially, and contribute meaningfully to both investment execution and portfolio-level decision making.
Responsibilities Investment & Development Analysis- Perform detailed underwriting and financial modeling for new industrial development opportunities.
- Review offering memoranda and prepare comprehensive pro forma models.
- Conduct market research and initial investment screening.
- Prepare investment committee materials and support due diligence processes.
- Review joint venture agreements, construction loan documents, leases, contracts, and purchase agreements alongside legal counsel.
- Monitor industrial market conditions in active and target markets.
- Maintain and refine internal financial models and analytical tools.
- Review construction draw requests and monitor project performance.
- Analyze prospective leases and support leasing strategy discussions.
- Evaluate monthly operating and financial statements provided by third-party property managers.
- Participate in leasing calls and owner-architect-contractor meetings.
- Analyze annual property budgets and assist with internal forecasting.
- Support internal reporting and audit processes as required.
- Develop and maintain relationships with developers, brokers, JV partners, lenders, consultants, and market participants.
- Collaborate internally across investment, development, and accounting functions to ensure alignment and execution.
- Minimum 3+ years of experience within industrial real estate investment, development, or asset management.
- Strong financial modeling and underwriting experience.
- Working knowledge of the industrial development lifecycle.
- Advanced Excel proficiency and strong command of Microsoft Office tools.
- Clear communication skills and ability to present investment analysis effectively.
- Organized, analytical, and comfortable operating within a lean team structure.
