Pelium Real Estate Asset Management, LLC (“Pelium”) is a leading platform supporting Apollo’s Global Management’s commercial real‑estate financing business in the U.S. The Asset Management team manages, monitors, and reports on a $35B+ portfolio of transitional and stabilized commercial real‑estate loans across various asset classes.

• Reconcile and review reports including monthly portfolio statistics, remittance reconciliations, and quarterly asset reports to meet Situs quality, accuracy, and completeness standards.

• Monitor the collection of required financial reporting from borrowers: property operating statements (income statements, balance sheets, aged receivables), rent rolls, STR reports, and guarantor/borrower financials.

• Aggregate and compile property‑level information into portfolio‑wide statistics and presentation materials.

• Assist Asset Managers with quarterly lender reports—inputting financials, updating rent rolls, and acquiring updated market information.

• Maintain client watchlists detailing property performance, market trends, recent leasing activity, and significant findings.

• Analyze property operating statements and identify significant changes in income and expenses.

• Review rent rolls and note upcoming lease terminations, renewals, and free‑rent periods.

• Perform covenant tests for debt‑service coverage ratio, debt yield, loan‑to‑value, and guarantor net‑worth hurdles.

• Support the asset management team in daily responsibilities.

• Assist in preparation of various ad‑hoc reports.

• Perform other activities as assigned by your manager.

• Education:
  
  Bachelor’s degree in finance, accounting, or related field, or equivalent education and experience.

• Entry level professional with 0–2 years of relevant industry experience, typically in an analyst role.

• Experience in Commercial Real‑Estate Asset Management is a plus.

• Advanced proficiency in MS Office Suite (Outlook, Excel, PowerPoint, Word).

• Strong analytical and computer skills; thorough Excel knowledge, including cash‑flow analysis.

• Ability to work efficiently with large datasets and present results as requested.

• Experience with ARGUS, DCF valuation models, and sale/lease comps is a plus.

• Teamwork, independent thinking, and production of high‑quality work.

• Manage multiple priorities and meet tight deadlines.

• Adhere to processes while suggesting and implementing improvements.

• Attention to detail and strong reading comprehension.

• Strong business writing, presentation, and interpersonal skills.

The annual full‑time base salary range for this role is $85,000.00 – $85,000.00. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location, and market data. Certain positions may qualify for a discretionary bonus. SitusAMC offers paid time off and paid holidays.
