JOB SUMMARY

Habitat for Humanity International (HFHI) is seeking a motivated Credit & Portfolio Analyst to join Habitat Capital (HCap), a nationally certified Community Development Financial Institution (CDFI), certified in 2017. Habitat Capital is a wholly-owned entity of HFHI and was created to serve our more than 900 US-based Habitat for Humanity affiliates. HCap provides an array of financial services and products to Habitat affiliates to support their work as affordable mortgage originators, real estate developers, home-builders, sellers, and partners for housing and community solutions.

To date, HFHI and HCap has provided over $400MM in capital to its US domestic affiliate network via enterprise-level, secured project-level, bridge and structured financing for affordable housing and community development projects as well NMTC allocation for home ownership initiatives. Additionally, HCap seeks to develop and provide permanent mortgage financing products. HCap values creativity and flexibility in developing financial products for our customers and working with capital partners who share our mission.

The HCap Analyst Program ("the Program") is a new intentional effort between HFHI and HCap to recruit and train early-stage professionals to succeed in mission-driven financial services roles. In this two-year program, participants will support HCap's efforts to attract and deploy capital to create and increase the production of affordable housing and greater community development across the US. The Analyst will possess and develop strong financial, entrepreneurial, program management and analytical skills while providing communications and research to advance housing and community development initiatives and support broader strategic initiatives and operations.

Supporting HCap Directors, the Analyst's primary responsibilities will include financial analysis and modelling, transaction underwriting, portfolio management, investor relations, marketing and communications, and supporting new programmatic initiatives. While the analyst will have broad responsibilities, there will be a primary focus on credit and underwriting. Participants will receive training designed to foster mission-alignment, understanding of the housing and community development finance sectors, development of technical skills, and other ongoing enrichment.

This 2-year program with the potential for a 3rd year to be evaluated at the end of year 2. The Program is committed to diversity and inclusion and encourages diverse candidates to apply. Essential Duties

• Loan Origination and Underwriting (50%)
  • Conduct credit analysis, due diligence and structuring for investment and real estate transaction
    - Financial statement analysis
    - Project-level analysis and diligence
    - Impact analysis
    - Term sheet creation
  • Support the creation of written investment memo for internal investment committee
  • Interface with multiple internal and external to support all aspects of deal lifecycle from prospecting through closing
  • Conduct financial modelling of new financial products that are innovative, socially responsible, fiscally responsible and attractive to the investing community.
  • Provide technical assistance, as needed, to potential or current applicants
• Portfolio Management (20%)
  • Provide support to Portfolio Management Associate to monitor and provide analysis on the existing loan portfolio
