MakeReady Role
The Make Ready is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Make Ready is also responsible for the make‑ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager. Make Ready will also assist with any special projects needed.
Essential Duties & Responsibilities- Community Maintenance – regular/daily onsite attendance is required.
- Ensure make‑ready units meet property standards before new residents move in; repairs or replacements may include fixtures, painting, new appliances, plumbing and electrical systems.
- Respond to resident/management requests and work orders for community common areas, buildings and units in a timely manner.
- Assist with scheduling and performance of all maintenance/repair‑related turn events.
- Daily clean‑up of the exterior of the community, including grounds, buildings, breezeways and all common areas.
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
- Inspect grounds, buildings and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Understand and follow Asset key policy.
- Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor with monitoring the inventory of equipment and supplies.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
- Assist with the general upkeep, maintenance and cleaning of office, common areas and model unit(s).
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment and supplies economically.
- Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
- Customer & Resident Relations – manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community that the immediate supervisor delegates.
- High School Diploma or Equivalent.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement around to accomplish tasks; frequent use of ladders, stairs, ramps, step stools; ability to lift and place objects of 100+ lbs.
- Work in tight and confined spaces; work in overhead positions; expose to outdoor weather elements and hazardous chemicals; willing to work overtime, weekends and night hours (on‑call property emergencies).
- Reliable transportation due to the emergency on‑call requirement.
$18 per hour to $18 per hour
