We are seeking an experienced Multifamily Construction & Cap Ex Project Manager to lead due diligence, renovation, and capital improvement projects across large apartment communities. This role is hands-on and field-driven, combining inspections, budgeting, contractor coordination, and quality control to ensure projects are delivered on time, on budget, and to a high standard.

You’ll play a critical role in acquisition due diligence, renovation execution, and ongoing asset improvement—working closely with contractors, maintenance teams, and senior leadership.

• Conduct due diligence inspections for potential property acquisitions
• Perform unit walks and common area inspections, capturing detailed photos and notes using the Happy Co App
• Develop comprehensive scopes of work, identify required projects, and create detailed budget projections
• Provide professional opinions based on prior multifamily construction experience
• Collaborate with contractors and vendors to assess feasibility and gather expert input

• Oversee renovation and Cap Ex projects including interior unit renovations and large exterior improvements
• Regularly inspect job sites to ensure quality, safety, and compliance with project standards
• Document project progress and completion using Click Up and/or
• Coordinate and manage multiple contractors and vendors to ensure efficiency and quality

• Maintain detailed project documentation, including budgets, schedules, and progress reports
• Track expenses and budgets using Microsoft Excel and project management tools
• Communicate project status, timelines, and potential risks to senior management
• Proactively identify issues and implement solutions to keep projects on track

• Proven project management experience within multifamily real estate
• Strong background in construction, building systems, and apartment community operations
• Experience managing Cap Ex projects for large apartment communities (200+ units)
• Demonstrated success coordinating contractors and vendors
• Experience inspecting properties and creating detailed scopes of work and budgets
• Proficiency with project management and inspection software, including mobile apps
• Comfortable working both in the field and in a fast-paced office environment

• Highly organized with the ability to manage multiple projects simultaneously
