- Lead and oversee daily maintenance operations, including corrective, preventive, routine, emergency, and cosmetic maintenance
- Manage the preparation of vacant apartment homes for timely and high-quality move-ins
- Oversee service requests to ensure prompt, professional, and courteous completion
- Partner with the community team to maintain strong curb appeal and overall property cleanliness
- Interview, hire, train, schedule, and supervise service technicians and grounds personnel
- Coordinate and oversee vendor work and ensure quality and compliance
- Order supplies and equipment within budgetary guidelines, with Community Manager approval
- Ensure OSHA standards and all safety protocols are followed at all times
- Proactively identify and report safety concerns to leadership
- Maintain accurate logs, records, reports, and required documentation
- Uphold a professional image, uniform standards, and positive leadership presence
- Execute and manage the property’s ongoing preventive maintenance program
- Participate in on-call rotation and work overtime as needed
- Complete all required training, logs, and reports timely
- Pursue ongoing learning and professional development
- Perform additional duties as assigned by the Community or Regional Manager
- Strong understanding of business concepts, strategic thinking, and operational processes
- Working knowledge of multifamily operations, including maintenance, resident relations, people management, and financial awareness
- Hands-on maintenance expertise, including carpentry, electrical, plumbing, HVAC, painting, drywall, power tools, and general repairs (pools/irrigation where applicable)
- Ability to access and inspect all areas of the community and apartment homes
- Ability to visually inspect property conditions to ensure standards are met
- Clear English communication skills (speaking, reading, writing, and listening) to maintain a safe and effective work environment
- Ability to provide personal tools as required
- 1–3 years of property management experience
- High School Diploma or GED required
- HVAC certification preferred
- Valid Driver's license
