What You'll Do
  • Lead and oversee daily maintenance operations, including corrective, preventive, routine, emergency, and cosmetic maintenance
  • Manage the preparation of vacant apartment homes for timely and high-quality move-ins
  • Oversee service requests to ensure prompt, professional, and courteous completion
  • Partner with the community team to maintain strong curb appeal and overall property cleanliness
  • Interview, hire, train, schedule, and supervise service technicians and grounds personnel
  • Coordinate and oversee vendor work and ensure quality and compliance
  • Order supplies and equipment within budgetary guidelines, with Community Manager approval
  • Ensure OSHA standards and all safety protocols are followed at all times
  • Proactively identify and report safety concerns to leadership
  • Maintain accurate logs, records, reports, and required documentation
  • Uphold a professional image, uniform standards, and positive leadership presence
  • Execute and manage the property’s ongoing preventive maintenance program
  • Participate in on-call rotation and work overtime as needed
  • Complete all required training, logs, and reports timely
  • Pursue ongoing learning and professional development
  • Perform additional duties as assigned by the Community or Regional Manager
What you’ll need to Succeed
  • Strong understanding of business concepts, strategic thinking, and operational processes
  • Working knowledge of multifamily operations, including maintenance, resident relations, people management, and financial awareness
  • Hands-on maintenance expertise, including carpentry, electrical, plumbing, HVAC, painting, drywall, power tools, and general repairs (pools/irrigation where applicable)
  • Ability to access and inspect all areas of the community and apartment homes
  • Ability to visually inspect property conditions to ensure standards are met
  • Clear English communication skills (speaking, reading, writing, and listening) to maintain a safe and effective work environment
  • Ability to provide personal tools as required
  • 1–3 years of property management experience
  • High School Diploma or GED required
  • HVAC certification preferred
  • Valid Driver's license
