Razilience LLC is a growing property management firm that manages multi-tenant industrial properties across Florida and Georgia for Collektion Capital LLC. Our focus is on maintaining high-quality assets, building strong tenant relationships, and driving value through proactive management.
The OpportunityRazilience LLC is seeking an experienced Commercial Property Manager to lead the day-to-day management of our industrial portfolio in Georgia. This dynamic position involves overseeing the day-to-day activities of commercial properties, ensuring optimal financial performance, maintaining positive tenant relationships, and implementing effective property management strategies.
This is a full-time position, and the ideal candidate must reside in the Atlanta area, have a valid driver’s license, and be available to travel to various properties as needed.
Key Responsibilities- Act as the primary point of contact for commercial tenants, addressing inquiries, concerns, and requests in a prompt and professional manner.
- Foster positive tenant relationships by maintaining effective communication and resolving issues proactively.
- Regular on-site visits to commercial properties within the portfolio.
- Oversee daily building operations, preventive maintenance, and life-safety compliance.
- Manage vendor relationships and performance to ensure cost‑effective, high-quality service delivery.
- Manage Tenant COIs and HVAC maintenance contracts to ensure they are current and compliant per the lease agreement.
- Monitor rent collections, financial performance, and expenses to achieve budgetary goals.
- Coordinate with the project management team to assist with managing maintenance, repairs, and capital improvement projects.
- Work with the project management team to ensure systems are properly maintained, and tenants’ needs are addressed in a timely manner.
- Assist the leasing team with leasing efforts as needed.
- Build strong relationships with colleagues, leadership, and cross-functional teams.
- Perform additional duties and projects as assigned to support property operations.
- 3+ years of commercial/industrial property management experience required
- Proficiency in Google Workspace, Microsoft Office, project, and property management software.
- Bilingual in English and Spanish preferred but not required
- Financial acumen and understanding of NOI drivers
- Demonstrated knowledge of mechanical and building systems
- Proven ability to work independently while managing multiple priorities.
- Exceptional organizational skills, attention to detail, and follow-through.
- Strong written and verbal communication skills.
- Demonstrated problem-solving abilities and customer service orientation.
- Ability to travel between different properties as needed
- Valid driver’s license and reliable transportation.
- Bilingual in English and Spanish is a plus
- Ability to respond to emails and/or phone calls during business hours and after hours
