The Integral Group is seeking a Property Operations Manager to supervise property operations across an assigned portfolio, ensuring financial and business objectives are met.

• Direct all property operations within an assigned portfolio and ensure that the Company and/or owners’ financial and business objectives are being achieved.
• Direct and supervise Community Managers and other subordinate associates, providing motivation and training.
• Assist Community and Service Managers with employee and resident conflict resolution.
• Act as liaison between Senior Executives and Owners and property management staff.
• Review property performance and evaluate marketing, pricing, and financial strategies.
• Prepare and/or oversee preparation for annual budgets, business plans, and re‑forecasting budgets throughout the year and ensure financial performance meets budgeted expectations.
• Ensure compliance with Owner and other business reporting, plans, and budgets.
• Oversee customer service for residents, vendors, owners, and other partners.
• Monitor resident satisfaction and retention.
• Conduct site visits to ensure safety and cleanliness, alerting Service team to items that need repair.
• Review and approve all portfolio bonus and commission plans.
• Participate in meetings with Construction and Development Division members to discuss property needs and issues.
• Assist Community and Service Managers with Quality Assurance, payroll, accounting, IS, legal, and risk management issues.
• Recruit, hire, train, motivate, supervise, and evaluate Community Managers and on‑site teams.
• Conduct performance and salary reviews as scheduled.
• Ensure compliance with Company policies and procedures.
• Perform physical inspections for loan and other purposes.
• Coordinate and participate in due diligence and pre‑acquisition as needed.
• Other duties as assigned in the best interest of the company.

• 3‑5 years successful management experience, preferably in property management with multi‑site experience preferred.
• College degree or CPM designation (or candidate eligibility) preferred.
• Positive attitude and people‑oriented.
• Ability to work with and understand persons of all ethnic and educational backgrounds.
• Excellent communication skills, both verbal and written.
• Professional demeanor and image, pleasant to work with.
• Ability to assist Community Manager in all duties, which s/he may be assigned.

• Must possess valid documentation to establish identity and U.S. employment eligibility.
