** Responsibilities
* * The Director of Development will lead development management of the multifamily development pipeline in Georgia and Tennessee from due diligence through disposition. This person will report to the Senior Vice President of Development in Atlanta, as well as work closely with the regional Design-Build team (planning, design, construction, operations and portfolio management) and the capital markets team located in Dallas, Texas to execute the development strategy in Georgia and Tennessee.

The Director of Development, to be based in Atlanta, will support existing construction and development projects in Georgia and will help expand the firm's development platform in the Tennessee markets. The successful candidate will be responsible primarily for market analysis, project feasibility, stakeholder management, and execution of development projects in Georgia and Tennessee working collaboratively with SLR's corporate resources.

Specific to this role, this person will:
* Lead the feasibility and development management of complicated multifamily and mixed-use development activities in Georgia and Tennessee to allow the Senior Vice President to source new deals.
* ** Market Expertise** - Maintain knowledge of fluid market and submarket fundamentals including rents, concessions, land sales, building sales, and development supply pipelines of key markets.
* ** Underwrite** - Learn and operate the company financial feasibility analysis tools and work with the Portfolio Management team to run investment scenarios and relevant sensitivities to evaluate the financial feasibility of selected sites.
* ** Entitlements** - Determine current zoning conditions and identify any additional zoning needs to execute the development plan. Understand the zoning change process, timelines and specific requirements for a successful zoning change. Identify any other entitlement needs and processes, applicable CCRs, deed restrictions, and Planned Development conditions. Understand the building permit review process, timelines and requirements. Execute processes as required to ensure full entitlement for multifamily development prior to construction loan closing.
* ** Legal** - Responsible that the project meets all development and partnership agreements related to the project.
* ** Due Diligence** - Coordinate and conduct all necessary due diligence, including environmental analyses, Geotech survey, market studies, market research and comp analysis, supply and demand analysis, site plans, impacts from setbacks and easements, hard cost verification and utility service availability.
* ** Presentations** - Be a self-starter to create and present quality presentations to summarize a deep understanding of the projects including market conditions, entitlements, building design, or financial analysis that may be needed to communicate to landowners, project team members, neighborhoods, municipalities, senior management, or investors.
* ** Design Coordination** - Work in collaboration with SLR planning and design team to establish site plan and project design direction, project specifications, schedules, progress milestones, and expectations.
* ** Construction Coordination** - Work in collaboration with SLR Construction on the project schedule, budget, and drawing reviews to meet project goals.
* ** Project Relationships** - Manage the project relationships of local municipalities and neighbors through the due diligence, planning, and construction process.
