The Retail Assistant Property Manager (APM) supports the day-to-day operations of a retail shopping center portfolio, ensuring exceptional tenant service, operational efficiency, and strong financial performance. This role partners closely with the Property Manager to oversee tenant relations, vendor coordination, lease administration, and financial reporting. The APM plays a key role in maintaining high property standards while supporting leasing efforts and asset value growth.
The ideal candidate is detail-oriented, service-driven, and comfortable working in a fast-paced retail environment.
This role requires experience as a PA or APM in Commercial Real Estate.
Key Responsibilities:
- Assist in the daily management of retail properties, including tenant communication, issue resolution, and maintaining positive tenant relationships.
- Support financial operations including accounts payable/receivable processing, CAM reconciliations, budget tracking, and monthly reporting.
- Coordinate service contracts and oversee vendors to ensure property maintenance, repairs, and capital projects are completed on time and within budget.
- Review and administer leases, track critical dates (renewals, options, expirations), and ensure compliance with lease terms.
- Conduct regular property inspections to maintain curb appeal, safety standards, and operational excellence.
- Assist with preparation of annual budgets, operating expense reconciliations, and ownership reporting packages.
Qualifications:
- Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
- 2+ years of commercial retail property management or related real estate experience.
- Strong understanding of retail lease structures, CAM reconciliations, and financial reporting.
- Proficiency in property management software (e.g., Yardi, MRI) and Microsoft Office Suite.
- Excellent organizational skills with the ability to manage multiple priorities and deadlines.
- Strong communication and interpersonal skills with a proactive, tenant-focused approach.
