Apartment Maintenance Technician

** a dependable and skilled Apartment Maintenance Technician to support the upkeep and functionality of residential properties. The ideal candidate will have experience performing routine maintenance, repairs, and preventative services while ensuring a safe, clean, and comfortable living environment. This role requires strong problem-solving skills, attention to detail, and a commitment to meeting ABM Industries' standards for quality, safety, and customer service.

* Responsibilities and Duties:

* + Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.

+ Utilizes several trade skills such as carpentry, plumbing, and painting.

+ Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

+ Performs assigned day-to-day repairs, emergency and preventative maintenance. Completes maintenance and repair records as required.

+ Reviews assigned work orders. Estimates time and materials needed to complete repair.

+ Troubleshoots and repairs residential plumbing systems and kitchen appliances.

+ Inspects new installation for compliance with building codes and safety regulations.

+ Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.

+ Assists as needed with grounds maintenance of the property (i.e. performing raking, sweeping, leaf blowing or snow removal).

+ Performs carpentry, furniture assembly and locksmith tasks as needed.

+ Responds quickly to emergency situations, summoning additional assistance as needed.

+ Performs other duties as assigned.

* Qualifications:

*
* + High school diploma or GED required; technical or trade school training preferred

+ 1-3+ years of experience in residential, multifamily, or facilities maintenance

+ Working knowledge of general maintenance tasks, including:

+ Plumbing repairs

+ Electrical troubleshooting (basic)

+ HVAC maintenance (EPA certification a plus)

+ Carpentry, drywall, painting, and appliance repair

+ Ability to perform preventative maintenance and respond to work orders in a timely manner

+ Strong troubleshooting and problem-solving skills

+ Familiarity with safety procedures, tools, and equipment used in maintenance operations

+ Excellent customer service and communication skills when interacting with residents and property staff

+ Ability to work independently and as part of a team

+ Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods

+ Valid driver's license and reliable transportation

+ Availability for on-call or after-hours maintenance as needed

** Preferred / Nice-to-Have*
* + EPA Universal Certification

+ Experience in multifamily or residential housing environments

+ CMRT, CPO, or similar maintenance certifications

+ Basic computer skills for work order systems
