Service Technician II – Windsor Chastain, Atlanta, GA.
Windsor Chastain is a mid‑rise apartment community with 322 units, recognized for excellence in customer service.
CompensationHourly: $20.52 - $25.65 per hour depending on experience, tenure, and location. Annual starting compensation: $42,682 - $53,352.
Key Responsibilities- Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, appliance repairs, and maintain property curb appeal and pool/spa/fountains.
- Complete work orders efficiently, ensuring close‑out within 24 hours using Yardi system.
- Prepare vacant units for new residents (painting, cleaning, repairs).
- Respond to emergency maintenance requests and after‑hours calls in on‑call rotation; weekend work required.
- Conduct regular inspections and preventive maintenance on all equipment and systems (HVAC, plumbing, electrical, fire & life safety).
- Maintain safety and compliance with regulations; use PPE.
- Manage inventory of maintenance supplies and equipment; request replacements.
- Maintain accurate records of maintenance activities, repairs, and daily mechanical rounds using computer, phone, tablet.
- Interact with residents, contractors, vendors, and suppliers professionally and courteously.
- Collaborate with property management team to identify and resolve maintenance issues.
- 40% housing discount (eligible for 50% after 2 years of employment, pending credit/background approval).
- Annual PTO: 1 hour paid sick/safe time every 30 hours worked; 10 days paid vacation accrued bi‑weekly; 6 weeks paid parental leave after 1‑year employment; 10 paid holidays annually; up to 3 floating days.

- Education:
High school diploma or GED; technical training or certifications (HVAC, plumbing, electrical) preferred. - Experience:
- Minimum 2 years in apartment maintenance or related field.
- Proficient with hand and power tools.
- Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
- Excellent problem‑solving, detail orientation, independence and teamwork.
- Excellent communication and interpersonal skills.
- Experience using smart devices and property management software.
- EPA Type II preferred or ability to obtain within 90 days.
- CPO (Certified Pool Operator) preferred or ability to obtain within 90 days.
- Physical Requirements:
- Lift and carry up to 50 pounds.
- Stand, walk, bend, climb stairs/ladders for extended periods.
