RADCO is seeking a Floating Maintenance Technician who is eager to learn, takes pride in the quality of their work, and is resourceful in solving problems. The role requires frequent travel between different properties.

Duties & Responsibilities
  • Ensure each property is well maintained and address any safety concerns immediately.
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and Property Manager.
  • Diagnose and perform minor or routine maintenance or repair, including HVAC troubleshooting and pool maintenance where applicable.
  • Remove and transfer appliances and equipment to/from storage area or apartment as needed, and assist in disposing abandoned furniture and appliances.
  • Complete all service requests within 24 hours unless special parts or labor are required.
  • Provide on‑call emergency service as scheduled; respond to after‑hours calls and arrive at the property within one hour.
  • Communicate clearly and professionally with residents, prospects, and visitors.
  • Demonstrate RA​DCO’s value of Caring by treating everyone with respect and professionalism.
  • Perform any reasonable task that supports company objectives as part of a team approach.
Qualifications
  • Minimum of five years of maintenance experience, preferably in multi‑family properties.
  • HVAC/EPA certifications Type I and II or Universal for refrigerant recycling is required.
  • CPO certification preferred.
  • Proven knowledge of carpentry, electrical, plumbing, appliance repairs, roofing repairs, and other general maintenance skills.
  • Strong time‑management, prioritization, and organizational skills.
  • Detail‑oriented with pride in the quality of work.
  • Self‑motivated and takes initiative to complete tasks.
  • Availability for nights, holidays, weekends, and on‑call service requests.
  • Knowledge of Federal, State, and Local Fair Housing laws, OSHA, and EPA regulations.
  • Willingness to travel out of state.
  • Valid driver’s license; the position requires reliable transportation for use of a golf cart or similar vehicle.
Physical Requirements
  • Constant movement, including climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling materials.
  • May need to work on building rooftops as required.
  • Must be able to carry, move, and lift up to 75 lbs.
  • Must be able to ascend/descend ladders and meet a ladder duty rating up to Type I‑AA (Extra Heavy Duty) of 375 lbs.
