Overview
ABM is seeking a dependable and skilled Apartment Maintenance Technician to support the upkeep and functionality of residential properties. The ideal candidate will have experience performing routine maintenance, repairs, and preventative services while ensuring a safe, clean, and comfortable living environment. This role requires strong problem‑solving skills, attention to detail, and a commitment to meeting ABM Industries’ standards for quality, safety, and customer service.
Shift: Monday – Friday 9 AM – 6 PM with On‑Call Rotation.

Pay: $27 – $27 per hour.
Responsibilities and Duties- Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
- Utilizes several trade skills such as carpentry, plumbing, and painting.
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Performs assigned day‑to‑day repairs, emergency and preventative maintenance; completes maintenance and repair records as required.
- Reviews assigned work orders and estimates time and materials needed to complete repairs.
- Troubleshoots and repairs residential plumbing systems and kitchen appliances.
- Inspects new installations for compliance with building codes and safety regulations.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Assists as needed with grounds maintenance of the property (e.g., raking, sweeping, leaf blowing or snow removal).
- Performs carpentry, furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed.
- Performs other duties as assigned.
- High school diploma or GED required; technical or trade school training preferred.
- 1‑3+ years of experience in residential, multifamily, or facilities maintenance.
- Working knowledge of general maintenance tasks, including plumbing repairs, electrical troubleshooting (basic), HVAC maintenance (EPA certification a plus), carpentry, drywall, painting, and appliance repair.
- Ability to perform preventative maintenance and respond to work orders in a timely manner.
- Strong troubleshooting and problem‑solving skills.
- Familiarity with safety procedures, tools, and equipment used in maintenance operations.
- Excellent customer service and communication skills when interacting with residents and property staff.
- Ability to work independently and as part of a team.
- Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods.
- Valid driver’s license and reliable transportation.
- Availability for on‑call or after‑hours maintenance as needed.
- Preferred / Nice‑to‑Have: EPA Universal Certification, experience in multifamily or residential housing environments, CMRT, CPO, or similar maintenance certifications, basic computer skills for work order systems.
