Maintenance Technician, Electrical

Overview

ABM is seeking a dependable and skilled Apartment Maintenance Technician to support the upkeep and functionality of residential properties. The ideal candidate will have experience performing routine maintenance, repairs, and preventative services while ensuring a safe, clean, and comfortable living environment. This role requires strong problem‑solving skills, attention to detail, and a commitment to meeting ABM Industries’ standards for quality, safety, and customer service.

Shift: Monday – Friday 9 AM – 6 PM with On‑Call Rotation.

Pay: $27 – $27 per hour.

• Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
• Utilizes several trade skills such as carpentry, plumbing, and painting.
• Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
• Performs assigned day‑to‑day repairs, emergency and preventative maintenance; completes maintenance and repair records as required.
• Reviews assigned work orders and estimates time and materials needed to complete repairs.
• Troubleshoots and repairs residential plumbing systems and kitchen appliances.
• Inspects new installations for compliance with building codes and safety regulations.
• Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
• Assists as needed with grounds maintenance of the property (e.g., raking, sweeping, leaf blowing or snow removal).
• Performs carpentry, furniture assembly and locksmith tasks as needed.
• Responds quickly to emergency situations, summoning additional assistance as needed.
• Performs other duties as assigned.

• High school diploma or GED required; technical or trade school training preferred.
• 1‑3+ years of experience in residential, multifamily, or facilities maintenance.
• Working knowledge of general maintenance tasks, including plumbing repairs, electrical troubleshooting (basic), HVAC maintenance (EPA certification a plus), carpentry, drywall, painting, and appliance repair.
• Ability to perform preventative maintenance and respond to work orders in a timely manner.
• Strong troubleshooting and problem‑solving skills.
• Familiarity with safety procedures, tools, and equipment used in maintenance operations.
• Excellent customer service and communication skills when interacting with residents and property staff.
• Ability to work independently and as part of a team.
• Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods.
• Valid driver’s license and reliable transportation.
• Availability for on‑call or after‑hours maintenance as needed.
• Preferred / Nice‑to‑Have: EPA Universal Certification, experience in multifamily or residential housing environments, CMRT, CPO, or similar maintenance certifications, basic computer skills for work order systems.
