Job Summary

This Service Technician position ensures that the physical aspects of the property—buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, appearance, safety, and functionality.

Responsibilities

Completes assigned work orders generated from resident requests for service, diagnoses defects, and makes repairs following safety standards and code requirements.

Performs the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Manages maintenance supplies and inventory, returns unused items, and notifies the supervisor about re‑ordering needs.

Documents and files all paperwork accurately and timely so service requests are properly tracked.

Assists with groundskeeping and common‑area upkeep, such as trash removal, pressure washing, general cleaning, and painting curbs and signage as needed.

Supports cost‑cutting initiatives by repairing rather than replacing parts, using materials and tools efficiently, and following proper tool practices.

Other Responsibilities

Complies with safety and risk‑management policies, attends routine safety meetings, completes OSHA and other required training, and reports accidents promptly.

Inspects work performed by contractors and vendors to verify quality, scope, and specifications, and participates in routine property inspections for safety and maintenance checks.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Lift or maneuver up to 25lb independently and 50lb with assistance. Work a flexible schedule that may include evenings, weekends, and holidays, and may require occasional travel for training or assistance at other properties.

Required Licenses or Certifications

EPA certifications Type1 andII or Universal for refrigerant recycling (applies to certified Service Technicians).
All certifications required by State and Local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property where applicable.

Compensation and Benefits

Hourly range: $22.00–$25.00. Compensation may include quarterly or annual bonuses for corporate roles, weekly or monthly bonuses for onsite roles, and a 401(k) with company match up to 6% after 6 months of service. Benefits include medical, dental, vision, disability & life insurance, paid time off (vacation, personal, sick days, holidays), paid sabbatical after 10years of service, paid parental leave, fertility benefits up to $10,000, an employee assistance program, and various insurance and legal plans.
