Job Title: Property Maintenance Supervisor

Reports To: Director of Student Housing

Location: Campus Corner Apartments at Green River College

Compensation: $30.00-$33.00 per hour and a comprehensive benefits package

FLSA Status: Non‑Exempt

Capstone On‑Campus Management (COCM), headquartered in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non‑profits and/or highly affiliated with a university.

Summary

Under the direction of the Director of Student Housing, the Property Maintenance Supervisor is responsible for curb appeal, preventative maintenance, upkeep, and facility repair. Key responsibilities include managing, scheduling, and completing work orders; planning and executing preventive maintenance tasks; coordinating service and repairs with vendors; supervising the student maintenance team; and responding to emergency situations as needed.

General Duties
  • Provide direct leadership for preventative maintenance, curb appeal efforts, facility repairs, safety processes and procedures, and the maintenance of building equipment; participate in short and long‑range strategic planning, capitol budgeting, site turn coordination, and facility assessment.
  • Work on maintenance of each apartment unit’s exteriors, interiors, and common areas.
  • Maintain adequate inventory of parts and materials required for common property repairs.
  • Conduct daily site and periodic unit inspections.
  • Review contracted/vendor services annually to evaluate level of service provided and cost effectiveness.
  • Oversee all work performed by various contractors for renovations/repairs and inspect upon completion to ensure quality workmanship.
Preventative Maintenance & Safety
  • Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions.
  • Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis.
  • Inspect and maintain all tools in excellent condition.
  • Instill a "safety first" philosophy with maintenance technicians and all site professional and paraprofessional staff.
  • Instruct staff on proper use and guidelines for wearing safety items.
  • Establish, maintain, and continually update a facilities manual that identifies various protocols and standards designated for the facility.
  • Perform monthly inspections of the HVAC units and change filters as required by manufactory of the system.
  • Monitor sidewalks during snow season to help prevent ice build‑up.
  • Perform general furniture repair, painting during non‑turn periods, general plumbing, some appliance repair, minor electrical repairs and HVAC repairs.
  • Monitor roof for leaf and debris in gutters and engage vendors to remedy as needed.
  • Propose, coordinate and/or conduct preventive maintenance plans (e.g., exterior power washing, glass cleaning, carpet cleaning, lawn aeration, etc.).
Make‑Ready Process/Turn
  • Ensure that all make‑ready repairs and services, as requested, are completed correctly and on schedule.
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Lead efforts to keep grounds neat and free of litter as needed.
Other Duties
  • The position requires a regular workday with additional responsibilities in the evenings and weekends as needed.
  • Respond to all resident maintenance requests within 24 hours.
  • Coordinate a schedule to provide on‑call response for maintenance or weather‑related emergencies 24 hours per day, 7 days per week as needed.
  • Manage budget responsibilities within the position as assigned.
  • Review, update, and enforce policies and handbooks as assigned.
  • Attend meetings as scheduled and required.
  • Other duties as assigned.
Qualifications
  • High school diploma or general education degree (GED).
  • Three to five years’ experience (property maintenance preferred).
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Possess strong customer service skills.
  • Possess troubleshooting and diagnostic skills.
  • Ability to work independently and collaboratively with minimal supervision.
