Job Description

Supervise workers performing installation, maintenance and construction repair work on County buildings and grounds in compliance with maintenance codes and adherence to safety regulations and within the guidelines of County building codes and supervisory instructions. Works with co-workers, employees, vendors, and state inspectors to maintain the county building maintenance needs.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

  • Organizes, prioritizes and assigns work: prioritizes and schedules work activities in order to meet objectives; develops employee schedule to ensure adequate coverage and control; ensures that subordinates have the proper resources needed to complete the assigned work; monitors status of work in progress and inspects completed work; consults with assigned staff to assist with complex/problems situations and provide technical expertise; and provides progress and activity reports to management.

    Prepares or completes various forms, reports, correspondence, checklists, work orders, notices, maintenance records, or other documents. Communicates with supervisor, other departments, employees, the public, and other individuals as needed to coordinate work activities, review status of work, exchange information, or resolve problems.
  • Supervises building maintenance, repair, and modification projects: writes and receives work orders; prioritizes and schedules work; determines and coordinates necessary equipment, materials, and manpower to complete projects and work orders; plans most efficient use of resources; assigns projects and work orders to appropriate staff; redirects or reassigns workers in response to emergencies or changes in priorities; monitors progress in meeting project deadlines;

    and responds to problems or emergency situations.
  • Monitors, participates in, and inspects work activities to ensure operational efficiency: coordinates general maintenance and repair work on buildings, equipment, and related facilities; and monitors and assists staff and/or contractors in performing skilled, semi-skilled, and manual work involving building maintenance, building renovation, carpentry, electrical, mechanical, plumbing, heating and air conditioning, or other projects.
  • Supervises, directs, and evaluates assigned staff, processing employee concerns and problems, directing work, counseling, disciplining, and completing employee performance appraisals.
  • Ensures adherence to established safety procedures: monitors work environment and use of safety equipment to ensure safety of employees and other individuals; places safety cones, markers, or signs to alert employees/citizens of work areas, wet floors, or other potential hazards; locks/secures chemical storage areas; and initiates any actions necessary to correct deviations or violations.
  • Supervises and conducts maintenance inspections of buildings, equipment, and facilities to identify potential problems, unsafe conditions, needed repairs, or other situations requiring attention: issues work orders for maintenance/repair work; and reports damage/vandalism, potentially hazardous/dangerous situations, or other problems to appropriate personnel.
  • Perform other duties of a similar nature or level.

Education: High School diploma or GED;
Associates Degree in facilities maintenance or related field preferred.

Experience: Five (5) years of experience in carpentry, painting, electrical, plumbing and maintenance work;
Five (5) years of experience with increasing responsibility or in a supervisory position preferred.

Knowledge/Skills/ Abilities:

  • Considerable knowledge of carpentry, plumbing, electrical, construction, and maintenance principles, practices, procedures, hazards and safety methods.
  • Familiarity with standard practices, tools and terminology of the construction maintenance trade.
  • Ability to supervise employees.
  • Ability to manage vendor relations.
  • Ability to develop and oversee preventative maintenance programs.
  • Good communication and interpersonal skills as applied to interaction with coworkers, supervisors, and the public.

Certification/Licensing:

  • Licensing as a journeyman or master in a related building trade preferred.
  • Possession of a valid driver's license with good driving history. If State license is other than Georgia or South Carolina, applicant must obtain a license in Georgia or South Carolina within 30 days of employment.

OTHER:

  • Requires flexibility in schedule to be placed on-call during weekends and nights.
  • This position require staff call up in an emergency situation.
  • Travel from office to other locations is required for this position.
