DESCRIPTION:
This is structure and craft work involving life safety monitoring related to security, access, and occupancy standards; operating mechanical and computerized systems; and troubleshooting malfunctions and abnormalities of a large number of buildings and facilities statewide. Work includes receiving, organizing, and relaying information, instructions, and requests; dispatching people and equipment; operating a central computerized system to monitor and control environmental conditions, electrical and mechanical equipment, fire, HVAC systems, and building access;
scheduling and tracking system preventative maintenance and testing; and developing reports and recommendations linked to achieving safe and efficient building operations. Duties are performed utilizing industry standard training as a certified building operator. Work is performed under limited supervision.
REPRESENTATIVE TASKS:
- Operates multiple central computerized monitoring systems in order to ensure occupant comfort, compliance with energy policy guidelines, and to maintain building security.
- Operates various telecommunications equipment in order to receive and transmit a variety of emergency/law enforcement messages, information, and/or instructions.
- Enters information into logs (manual and computerized) in order to maintain record of communications and building control shift activities.
- Controls after-hours access to various facilities statewide in order to maintain building security.
- Recognizes abnormal system conditions, responds to alarms, and dispatches appropriate personnel in order to maintain building safety and occupancy standards and to prevent or correct equipment malfunction.
- Dispatches watch persons, custodians, trades, and Capitol Police in response to audible and visual alarms in order to maintain prescribed environmental and security conditions.
- Coordinates and directs emergency and security personnel activities in order to resolve emergency situations and to support emergency response activities.
- Receives incoming phone calls, analyzes problem, and takes appropriate action in order to resolve problems and ensure compliance with building operational policies and guidelines.
- Provides answering service for designated agencies after normal business hours in order to provide continuity of communication services.
- Documents and schedules preventive maintenance activities in accordance with applicable equipment license requirements in order to ensure equipment is properly maintained.
- Performs annual testing and inspections of life safety systems in order to document associated alarm systems are working and to communicate operational status.
- Reviews and verifies content of agency request for building access in order to maintain compliance with established policies and procedures and to produce appropriate card access.
- Installs and tests encryption card access in order to verify panel chips, readers, and communication points operate properly to ensure ongoing system monitoring.
- Installs closed circuit television monitors, door locks, and security devices; runs low voltage wiring for electrical equipment; and performs related equipment maintenance tasks in order to ensure building security.
- Tracks patterns of building use and weather forecasts in order to document annual or monthly needs for heating, cooling, lighting, or other energy needs and to make real-time environmental adjustments.
- Gathers data and prepares reports containing energy analysis results and equipment performance in order to recommend energy cost savings and inform supervisor decisions.
- Develops and files after action reports related to incident response in order to document damage assessment, coordinate risk management activities, and track remediation/repair to completion.
REQUIRED:
- Knowledge of established operating procedures.
