Minimum Qualifications of

Education and Experience:

High school diploma or G.E.D.; 4 years facility maintenance experience; or an equivalent combination of education and experience.

Required Licenses:

• A valid Driver’s License
• First Class C Boiler Engineer’s License

Nature of Work:

The first level of the Facilities Services Series is responsible for maintenance, repair and cleaning duties for County facilities, ensuring reliable operations of the facilities, grounds and equipment. Responsibilities may include operating a boiler; painting; minor plumbing repairs; working with computerized Building Automation Systems for HVAC; performing maintenance and repair of furniture and equipment, as well as maintaining other parts of the buildings and grounds.

Essential Work Functions:

• Performs basic and routine inspection activities on Building Automation Systems, heating, ventilation, air-conditioning, and plumbing, electrical equipment systems for County facilities. Prioritizes work orders.
• Maintains grounds including lawn operations, snow removal equipment and related tasks. Operates snow removal equipment such as snow blower, snow brush, Honda UTV.
• Monitors and maintains materials, equipment, inventory, and supplies.
• Performs a variety of minor construction and equipment maintenance activities. Changes filters and maintains HVAC equipment. Performs minor plumbing repairs.
• Maintains records related to operations and maintenance, service requests, and other facilities maintenance activities. Maintains and repairs items in the Jail.
• Performs other duties of a similar nature or level.

Level of Decisions:

Incumbents are generally responsible for the outcome and performance of clearly defined objectives, apply standard operating policies and procedures, and may have limited responsibility in how to approach and perform technical support activities. Applies basic skills and may develop advanced skill using established methods, equipment and techniques; work is routine and instructions are usually detailed.

Direction Received/Provided:

Work is performed under general direction, applying procedures and standards to specific situations. May provide direction and delegate tasks to others on work methods and procedures. Must be able to prioritize workload.

Physical Demands and Work Environment:

Work is performed at county buildings. Occasional to frequent lifting, pushing/pulling of up to 40 lbs. in the performance of duties. Rare lifting requirement of up to 100 pounds with or without assistance. Able to work in confined spaces and elevated spaces. Exposures may include cleaning chemicals, seasonal temperature extremes, and on occasions bodily fluids, infectious diseases and hazardous waste. Senses used on a constant basis are: seeing, hearing and smelling.
