• Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
• Ensure property grounds and common areas are clean and free of debris.
• Complete assigned service requests for make ready units in a safe and timely manner.
• Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
• Maintain leasing office, models, clubhouse, and common interior areas of the community in a clean, neat, attractive condition.
• Clean walkways, entryways and hallways.
• Ensure model tour route is free of debris.
• Provide excellent and professional customer service.
• Maintain appropriate levels of supplies required to perform job by coordinating with Lead Maintenance.
• Comply with all training requirements set forth for this position.

Other tasks as assigned by your supervisor, not listed as essential job functions.

• Will need to be on feet (66% to 100%).
• Will need to perform the following physical activities (66% to 100%):
  Bend/stoop/squat/kneel; perform routine maintenance/repair duties; climb stairs; access to upper floor apartments; climb and work off a ladder; push or pull; move equipment and open/close doors; reach above shoulders; grasp/grip/turn; handle maintenance tools; use ladder; perform routine maintenance/repairs, paint, stock, and remove equipment.
• Lifting/carrying of weights: >150 lbs (rare); 75-150 lbs (occasional); 25-75 lbs (frequent); 1-25 lbs (constant).

Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance. Wear PPE such as back brace when necessary.

• Observe areas needing attention/correction.
• Read cautionary labels, respond to written instructions from staff.
• Frequent need to see things clearly beyond arm’s reach.

• Constant requirement to give information and receive instructions from residential management (33% to 66%).
• Ability to read, write and understand English.
