Job Description SummaryThis role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assists and completes work orders generated from resident requests for service, performs routine upkeep on the community by diagnosing the source or cause of the defect or problem, and makes repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work.
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect Greystar quality standards.
- Periodically inspects work performed by other service team members and by contractors, vendors, and service providers to ensure effectiveness and quality, and develops corrective action plans as needed.
- Maintains adequate inventory of spare parts and maintenance materials; works with the Community Manager to order supplies within budget guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists Community Manager in developing the budget for regular repair and maintenance and capital projects.
- Supports cost-cutting and expense control by fixing rather than replacing parts when possible and using tools and materials efficiently.
- Conducts regularly scheduled safety meetings, ensures MSDS sheets are current and accessible, and stays up to date on OSHA and other safety requirements to ensure community compliance.
- Demonstrates customer service skills by treating residents with respect, answering questions, and addressing maintenance-related concerns with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or related trade.
- Own hand tools unless prohibited by state law; skilled in safe use and maintenance of hand tools, power tools, and measuring devices.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact with residents, clients, team members, and other contacts; able to stay calm when addressing and resolving problems.
- Ability to read, write, and communicate effectively to represent company management and answer questions related to operating policies.
- Proficiency in internet, word processing, spreadsheet, and database management; property management system experience preferred.
- Mathematical skills for basic arithmetic in administrative and financial documents.
- EPA certifications Type I and II or Universal if working on sealed HVAC systems.
- All certifications as required by State and Local jurisdictions.
- Valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Ability to push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance.
- Local travel may be required for meetings, training, or other duties.
- Flexible work schedule, including evenings, weekends, and holidays as needed.
- Hourly range: $34.00 - $36.00
