Floating Maintenance Supervisor
Salary: $35 to $40 per hour
About the floating maintenance supervisor positionWe are looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with company policies, standards, and all local, state, and federal regulations. The role includes maintaining financial accountability for the property budget and ensuring adherence to the company risk management program.
- Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards are met.
- Review and track progress of service requests and identify chronic maintenance issues.
- Respond to maintenance‑related issues in a timely manner as outlined in the company policy, while maintaining a professional demeanor.
- Perform repairs on electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as required.
- Carry out general carpentry duties including wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Conduct proactive preventive maintenance such as siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
- Ensure work order systems are accurate and that all orders are completed timely to company standards and resident satisfaction.
- Inspect the property grounds, buildings, and common areas daily to maintain safety, cleanliness, and identify maintenance needs.
- Assist with management of property emergencies: snow, fire, flood, and other inclement weather situations.
- Communicate promptly with the maintenance supervisor and property manager regarding all maintenance issues.
- Promote safety and risk management in accordance with local, federal, state, and company regulations.
- Monitor response times for on‑call/after‑hours maintenance assignments; participate in on‑call rotation as needed.
- Maintain high standards of cleanliness and curb appeal to promote customer satisfaction and interact courteously with residents.
- Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
- Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely completion of quality unit turns.
- Act as a mentor to the maintenance team and maintain a professional demeanor and appearance.
- Administer the company risk management program.
- Complete special projects as assigned by the maintenance supervisor or property manager.
- Solicit suppliers and contractors, ensuring compliance with company policy.
- Collaborate on property challenges and operations with leadership on a weekly basis.
- Ensure maintenance costs remain within the allotted property budget and provide input on future budgeting.
- Perform additional duties as assigned by property leadership.
- High school diploma or equivalent.
- At least three years of experience in the property management industry or a directly related field.
- General maintenance and carpentry skills.
- Must maintain a valid driver’s license, clean driving record, and current auto insurance.
- Ability to read, write, and understand English.
- Ability to use general office equipment (telephone, fax, printer, copier, key‑track system).
- Excellent customer service and interpersonal skills.
- Strong organizational and time‑management skills.
- Ability to multi‑task.
- Basic mathematical proficiency.
- Ability to manage difficult or angry situations.
- Ability to maintain confidentiality.
- Maintain professional appearance and comply with uniform policy.
- Comply with all safety requirements.
