Job Description

The Maintenance Technician is responsible for performing technical and mechanical work to ensure the property’s buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. The role involves responding to resident service requests, performing routine upkeep, maintaining equipment, and ensuring that all tasks are completed within established policies, procedures, safety standards, and code requirements.

Responsibilities
  • Complete assigned work orders generated from resident requests for service within 24 to 48 hours.
  • Perform routine maintenance and diagnose the source or cause of defects or problems, making repairs in accordance with procedures.
  • Complete the make‑ready process for vacant apartment homes, including pre‑move‑out inspections, creating punch lists, scheduling vendors, ordering supplies, and inspecting completed work.
  • Support cost‑cutting and expense control programs by repairing instead of replacing parts where possible and using tools and equipment correctly.
  • Manage inventory in the maintenance shop, tracking usage, returning unused items, and notifying supervisors about re‑ordering needs.
  • Document and submit maintenance paperwork accurately and promptly so service requests can be tracked.
  • Inspect contractor and vendor work periodically to verify compliance with quality standards, scope, and specifications.
  • Comply with safety and risk‑management policies by attending routine safety meetings and completing required training (OSHA and other related laws).
  • Demonstrate customer‑service skills by treating residents respectfully, answering questions, handling complaints, and completing work orders efficiently and urgently.
  • Assist with routine and periodic property inspections to identify safety and risk‑management concerns and communicate needs to management.
  • Perform other duties as assigned.
Work Hours and Environment

Schedule:

40 hours per week, with a regular work week that may vary by state and location. Typical site hours of operation:
Monday – Friday 9 a.m. – 6 p.m.;
Saturday 10 a.m. – 5 p.m.;
Sunday 1 p.m. – 5 p.m.

Essential Requirements
  • Must be available to work on weekends when scheduled and perform essential job functions independently.
  • Work will involve frequent exposure to outdoor elements, including varying temperatures, weather, odors, and potentially hazardous conditions.
  • Must be able to work a flexible schedule, including evenings, weekends, and holidays.
Qualifications
  • High School Diploma or GED Equivalent.
  • Preferred 1–3 years of apartment maintenance experience or equivalent.
  • Strong communication and customer‑service skills, capable of connecting with people at all levels.
  • Proficient in internet, word processing, spreadsheet, and database management programs for reporting. Strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
Licenses and Certificates
  • Current valid driver’s license.
  • EPA Type I and II or Universal refrigerant recycling certifications, plus all other certifications required by state and local jurisdictions.
Physical Requirements
  • Ability to push, pull, lift, carry, or maneuver weights up to 50 pounds independently and up to 150 pounds with assistance.
  • Frequent standing, walking, reaching, climbing, stooping, and squatting; intermittent sitting for keyboard work.
Travel Requirements
  • Routine local travel may be required to run business‑related errands, meetings, or training.
  • Non‑local travel may be required for business‑related responsibilities.
