The RoleAs a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- 2 years of multifamily maintenance experience is highly desired.
- Hands‑on maintenance skills, including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
- EPA Type II or Universal certification is highly desired; CPO is a plus.
- Availability to be on‑call to address any emergencies.
- Reliable Transportation.

- Superior customer service and verbal communication skills.
- Able to work both independently and as a member of a team.
- Basic computer knowledge, Windows (Word, Excel), internet, and e‑mail.
- Customer Service and Maintenance – provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
- Complete assigned work orders generated from resident requests for service as well as preventative maintenance, diagnosing defects or causes, and making repairs in accordance with established policies, procedures, safety standards and code requirements.
- Complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins – complete the pre‑move‑out inspection, create a punch list of maintenance work needed, schedule vendors and contractors, obtain needed supplies and materials, complete all maintenance tasks, and inspect completed work.
- Assist in maintaining grounds, common areas, and amenities – pick up trash and debris, pressure wash breezeways and pool areas, perform general cleaning, paint curbs and signage as needed.
- Support cost‑cutting and expense control programs – fix rather than replace parts when possible, avoid wasteful use of materials, practice correct use of tools and equipment; assist in conducting routine and periodic inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns to management.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re‑ordering needs.
- Adhere to Property Management Rules, Regulations, and Guidelines; practice proper safety techniques, report any mechanical or electrical equipment malfunctions, injuries or accidents, and other safety issues.
