Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders generated from resident service requests, preventing maintenance, diagnosing defects or problems, and making repairs per company policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, completion of all maintenance tasks, and final inspection.
- Follow procedures for accessing and securing materials, supplies, equipment, and tools from the maintenance department, tracking inventory use, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
- Complete documentation and paperwork accurately and promptly to ensure service requests are properly recorded and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by repairing rather than replacing parts when feasible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
- Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related safety trainings, and reporting accidents and incidents promptly.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify quality standards, scope, and specifications are met.
- Assist in routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property in good repair, and communicate physical needs to management.
Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. Rare or regular travel may be required. Incumbents must work a flexible schedule, including call‑in during evenings, weekends, and holidays.
RequiredLicenses or Certifications
- EPA Type1, TypeII, or Universal certifications for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, where applicable.
Hourly rate: $22.00 – $24.00. Additional compensation and benefits options vary by position and location. Benefits include medical, dental, vision, disability, life insurance, paid time off, 401(k) with company match, parental leave, and other standard benefits for full‑time employees. Union and prevailing wage roles may have different terms.
