About the RoleThe Maintenance Supervisor is accountable for delivering on our commitments to residents. The role involves quality move‑in, timely service, superb curb appeal and personal attention to residents and their homes. The supervisor works alongside the Community Manager, overseeing staff and vendor activities to maintain the property.

- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
- HVAC and CPO certifications are highly desired.
- Valid Driver’s License.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on‑call and weekend work.
- Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency, follow‑up, and follow‑through in dealing with residents on all matters.
- Enforce community policies delegated by the Community Manager.
- Assist and complete work orders from resident requests, diagnose issues, and make repairs following policies, procedures, safety standards, and code requirements.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements are necessary for community common areas and units.
- Support cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools efficiently.
- Inspect grounds, building, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory within budget guidelines.
- Maintain a preventative maintenance program to extend community life and minimize future repairs.
- Maintain a well‑organized, safety‑compliant maintenance shop.
- Teach and promote safe work practices; maintain hazard communications program.
- Manage unit inspections and key control of the community.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit status, work in progress, etc.
- Participate in on‑call emergencies.
- Obtain bids/pricing from vendors, suppliers, and contractors for efficient use of resources.
- Guide maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Challenge team members to achieve higher performance by setting goals.
- Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, signage, and common areas.
- Under the Community Manager’s direction, supervise, train, and schedule maintenance staff.
- Monitor daily work progress of staff; provide assistance and instruction as needed.
- Provide input to the Community Manager on employee performance evaluations.
- Attend safety meetings, ensure MSDS sheets are current, and maintain compliance with OSHA and safety laws.
