The Lead Maintenance is responsible for leading the maintenance operation of the community by protecting Arbor Property Management's physical assets, delivering an exceptional resident experience, and maintaining a safe, attractive, and market-ready property. This position serves as the maintenance leader at the community and is accountable for planning daily maintenance activities, establishing work priorities, coaching maintenance personnel, coordinating vendors, supporting the Property Manager, and ensuring all maintenance operations are completed safely, efficiently, and in accordance with Arbor standards.
Essential Duties & Responsibilities Leadership & Team Development- Lead the daily maintenance operation and establish work priorities based on resident needs, property conditions, and business objectives.
- Coach, train, mentor, and develop maintenance team members while setting expectations for professionalism, quality, safety, and customer service.
- Monitor completed work for quality and provide constructive feedback.
- Partner with the Property Manager on staffing, scheduling, workload distribution, and continuous improvement initiatives.
- Ensure service requests are prioritized, completed accurately, and documented in accordance with company standards.
- Perform and oversee HVAC, plumbing, electrical, appliance, carpentry, drywall, painting, and general maintenance repairs.
- Communicate professionally with residents, provide status updates, and seek long-term solutions to recurring maintenance concerns.
- Use personal transportation when business needs require travel or parts pickup.
- Conduct routine inspections to identify maintenance needs before they become costly repairs.
- Maintain curb appeal, common areas, amenities, and building systems to Arbor quality standards.
- Recommend repair versus replacement decisions and capital improvement opportunities.
- Oversee apartment turns to ensure homes are move-in ready and completed on schedule.
- Develop and execute preventive maintenance programs to extend equipment life and reduce emergency repairs.
- Coordinate and oversee contractors to ensure work is completed safely, on time, and to Arbor standards.
- Manage maintenance inventory, monitor usage, control costs, and recommend purchases that support efficient operations.
- Maintain compliance with OSHA, EPA, Fair Housing, and company policies.
- Promote safe work practices, proper PPE usage, and immediate correction of unsafe conditions.
- Prepare for inspections and maintain required maintenance documentation.
Participate in the rotating on-call schedule for after-hours emergencies. Respond within established response times, document emergency service calls, communicate significant issues to management, support sister-property rotations when assigned, and lead emergency preparedness efforts during severe weather events.
