Maintenance TechnicianThe Maintenance Technician assists with corrective, preventative, routine, emergency, and cosmetic maintenance, and participates in the make‑ready process.
Essential Duties & Responsibilities- Community maintenance and daily onsite attendance
- Respond to resident/management requests and work orders for community common areas, buildings, and units promptly
- Ensure all repairs and replacements are completed for community common areas and units
- Assist with scheduling and performance of all maintenance/repair‑related turn events
- Daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns
- Maintain a preventative maintenance program that extends community life while minimizing future repairs
- Follow Asset key policy and uphold safety standards and OSHA guidelines
- Keep maintenance shop well‑organized and properly stocked
- Assist the Maintenance Supervisor with hazard communications program, safe work practices, and inventory monitoring
- Participate in unit inspections as requested
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work progress
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Report violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Participate in on‑call emergency response at the community
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor or Community Manager
- Manage excellent customer service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives and public recognition
- Maintain consistency in dealing with residents on all matters
- Enforce delegated community policies and procedures
- High School Diploma or equivalent
- Basic computer skills required; ability to understand and perform all on‑site software functions
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regularly move between work sites; ascend and descend ladders, stairs, ramps, and step stools; work in tight and confined spaces; traverse flat and uneven terrain; work overhead or reach; lift and move objects of 100+ lbs. in all directions
- Operate machinery, power tools, motor vehicles, and golf carts as needed
- Communicate with others to exchange information and exchange repeat motions involving wrists, hands, and fingers
- Exposed to outdoor weather elements and hazardous chemicals; able to work overtime, weekends, night hours (on‑call property emergencies)
- Occasionally remain in a stationary position, often standing or sitting for prolonged periods
- Reliable transportation required due to emergency on‑call requirement
$20 per hour to $22 per hour
