Position OverviewThe Service Manager will oversee the day-to-day maintenance of an asset assigned. This individual will be responsible for ensuring that physical assets are maintained to the highest standards, managing on-site maintenance teams, optimizing preventative maintenance programs, and ensuring compliance with safety and operational protocols. The ideal candidate is a hands-on leader with strong technical skills, excellent organizational abilities, and a proactive, solutions-driven mindset.
The Service Manager reports to the Operations Manager.
- Provide hands‑on leadership and direction to on‑site maintenance teams across B&H properties to ensure consistent, high‑quality service.
- Train, mentor, and support the development of maintenance team members. Participate in hiring, onboarding, coaching, and performance reviews.
- Foster a culture of safety, accountability, and high performance throughout the maintenance team.
- Develop and implement preventive maintenance programs to minimize equipment failures and extend asset life.
- Conduct regular inspections and audits to assess property conditions and identify areas needing attention.
- Confirm accurate replacement of capital items, ensuring proper repair‑vs‑replacement decisions are made.
- Ensure completion of work orders within 48 hours (excluding emergencies) and unit turns within five (5) working days, unless otherwise directed by the Operations Manager.
- Perform on‑site work when necessary to support property functionality and appearance.
- Collaborate with Operations Managers to schedule and execute capital improvement and renovation projects.
- Schedule vendor work as needed, ensuring timely execution and quality results.
- Ensure all maintenance operations comply with OSHA regulations and local, state, and federal requirements.
- Promote safe working practices and adherence to company policies at all times.
- Manage vendor relationships and oversee third‑party contractors for services such as HVAC, plumbing, landscaping, and general maintenance.
- Monitor vendor performance to ensure cost‑effectiveness and quality standards.
- Maintain inventory control of tools, equipment, and maintenance supplies.
- Oversee procurement processes to ensure timely and budget‑conscious purchasing across sites.
- Respond to emergency maintenance issues and provide after‑hours support when necessary.
- Ensure all maintenance staff are available to participate in the on‑call rotation as needed.
- Maintain property grounds as needed to ensure a clean, safe, and welcoming environment for residents and visitors.
