We are seeking a Porter to join our multi-family residential property team in Bakersfield, CA.
SummaryThe Residential Porter performs routine cleaning of the building interior and exterior. Employee is responsible for maintaining the clean and neat appearance of all assigned areas.
Essential Duties and Responsibilities- Maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to the residents.
- Cleans, sweeps, and generally removes all trash and litter from the grounds, parking areas, pool areas, common areas, amenities, and other assigned work areas.
- Cleans, vacuums, dusts, mops, and removes all trash and litter from offices, models, clubhouses, equipment rooms, public hallways, restrooms, amenities, common areas, and all other areas assigned.
- Must have the ability to react and address all emergency situations promptly.
- Prepare units for new residents promptly following RGF standards.
- Perform casual labor, such as lifting/moving heavy items as directed by Maintenance Supervisor/Community Manager following appropriate safety procedures.
- Routinely inspect common areas to ensure they are maintained clean and in an aesthetically appealing condition.
- Report to Maintenance Supervisor all problems, including items that may not be on the list of responsibilities.
- Maintain working relationships with fellow staff members.
- Maintain assigned equipment in good working condition.
- Observe all State, Federal, and Company safety standards/precautions while performing tasks in order to maintain a safe work environment.
- Properly utilize new equipment and follow safety procedures before using the equipment.
- Assist in maintaining records of scheduled maintenance procedures.
- Additional projects and duties as assigned by the Maintenance Supervisor and Community Manager.

Education / Technical RequirementsHigh school diploma or general education degree (GED); and two (2) years related experience in apartment maintenance or related field; or equivalent combination of education and experience. Must have and maintain a valid driver's license with minimum 5 years driving experience and a driving record acceptable to our insurance carrier.
Computer SkillsBasic computer skills.
Physical DemandsWhile performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to sit. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds with assistance.
Specific vision abilities required for this job include close vision, distance vision and color vision.
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; fumes or airborne particles; outside weather conditions; extreme cold; extreme heat and risk of electrical shock.
