Organizes, schedules, and coordinates all facets of the custodial program at a school facility within the guidelines established by the Facilities Management Department. Operates and maintains boilers, air conditioning and other auxiliary equipment as a Grade 4 stationary engineer.
Essential Functions- Maintains working knowledge of the boiler(s), heating, ventilation, and air conditioning system(s) (HVAC).
- Makes daily visual safety inspections of boilers, air conditioning and auxiliary equipment.
- Communicates findings on malfunctioning equipment to the Facilities Management Department promptly.
- Operates and maintains the facility's HVAC equipment such as boilers, air handling units, heat pumps, and air conditioners.
- Maintains records of equipment inspections, operations, and fuel consumption.
- Performs preventive maintenance checks and makes minor repairs and adjustments to equipment.
- Coordinates, plans, assigns, supervises, and executes the work of assigned custodians in cleaning and maintaining the facility.
- Conducts on‑job training of custodial staff for all items/tasks requiring training.
- Maintains building and surrounding areas dues to weather‑related issues.
- Completes monthly inspections and reports for items including playground equipment, GFI outlets, fire extinguishers, boilers, and emergency lighting.
- Prepares new surfaces for painting and performs painting of interior and exterior surfaces.
- Assists or makes minor repairs to low voltage electrical systems, machinery, equipment, and carpentry repairs.
- Utilizes CMMS to monitor and assign work to staff.
- Updates pesticide log sheets and assists with pest problems on the campus.
- Responds and assists as essential personnel during inclement weather, vandalism, or emergency repairs.
- Performs daily checks and inspections for cleanliness, repairs, work accomplishments, theft, and vandalism; and reports on findings.
- Performs ground maintenance tasks such as raking, removing leaves, disposing trash, etc.
- Assists in weather‑related emergencies such as snow and ice removal.
- Performs general custodial duties: dusting, mopping, vacuuming, buffing, stripping, waxing, and organizing storage rooms.
- Cleans cafeteria after lunch shifts.
- Maintains restroom cleanliness and reports leaks via work order.
- Washes and covers broken windows; reports damage via work orders.
- Secures exits, doors, and windows during shift and after operations; may unlock/lock building or arm/disarm security system.
- Performs routine maintenance to equipment and supplies.
- Climbs ladders to replace light bulbs and ceiling tiles.
- Assists in moving furniture and equipment; receives deliveries; sets up folding chairs and tables for events.
- Maintains an inventory of supplies and orders them as needed.

Maximum Salary: $47.10
Minimum Salary: $27.07
- Three years of experience in custodial, mechanical, or related trade.
- Working knowledge of carpentry, electrical, and plumbing trades.
- Fourth Grade Stationary Engineer's License issued by the Maryland State Board of Stationary Engineers within six months of hire.
- Attend pesticide application training and maintain a pesticide certification applicator card.
- Valid driver's license may be required.
- Physically able to perform duties with or without reasonable accommodations, including lifting up to 50 pounds and climbing ladders more than fifteen feet.
- Able to give clear directions and supervise others with good interpersonal skills.
- High School Diploma or GED.
