The primary responsibility of the Porter is to work under the direct supervision of the Maintenance Supervisor to maintain the cleanliness, safety, and overall appearance of the building, grounds, and common areas. The Porter also supports maintenance operations, monitors building conditions, and communicates issues to management in a timely manner. This position plays a critical role in resident satisfaction by ensuring a clean, safe, and well-maintained living environment.
Job Responsibilities Daily Responsibilities (High Priority)- Clean and mop trash rooms a minimum of 1–2 times daily.
- Empty trash receptacles throughout the building, including office and staff areas.
- Monitor dumpster areas to prevent overflow, hazards, and equipment damage.
- Break down boxes and maintain organized trash areas.
- Clean alleyways and rear building areas following trash pickup.
- Sweep sidewalks and building entryways.
- Ensure all common area bathrooms are stocked with necessary supplies.
- Coordinate with cleaning contractors and maintenance staff to maintain cleanliness of hallways and common areas.
- Sweep and clean maintenance rooms, closets, and utility areas.
- Clean garage areas, including trash removal and cobweb removal.
- Maintain organization of common areas, including furniture arrangement and library upkeep.
- Maintain exterior areas including sidewalks, driveways, and entryways.
- Perform light landscaping duties including watering plants, weeding, and general upkeep.
- Report maintenance issues immediately to the Maintenance Supervisor or Property Manager.
- Observe and report resident wellness concerns as appropriate.
- Assist with work orders, apartment turnovers, painting, and general maintenance tasks as directed.
- Assist with vendor access and coordination as needed.
- Monitor building lighting and submit work orders as necessary.
- Assist with inventory monitoring and notify supervisor when supplies are low.
- Deliver notices and packages for management as needed.
- High school diploma or equivalent; technical certification is a plus.
- Proven experience in maintenance or a related field.
- Strong knowledge of general maintenance practices and safety standards.
- Ability to work independently and as part of a team.
- Excellent communication and customer service skills.
- Strong problem-solving abilities and attention to detail.
- Valid driver’s license and reliable transportation.
- Willingness to work flexible hours, including evenings and weekends if necessary, and in the on-call rotation.
