The Maintenance Supervisor supervises the maintenance technician at a single affordable senior apartment building in Baltimore, MD. This position is responsible for the maintenance and general upkeep of equipment and facilities at a single apartment building. They will provide guidance to the maintenance technician as well as perform higher level maintenance duties themselves, or contract appropriate service providers. They will also carry out preventative maintenance.
EssentialFunctions
- Coordinate with onsite maintenance and property management staff for various tasks
- Delegating maintenance tasks to the maintenance tech and finding relevant vendors and service providers.
- Developing maintenance plans with Regional Facilities Manager and implementing them.
- Ensuring quality control standards are consistently met.
- Keeping track of supply and material inventories.
- Purchasing any equipment, tools, or materials that may be required with appropriate approvals.
- Updating maintenance logs for all machinery.
- Establishing protocols for non-mechanical maintenance in coordination with regional facilities manager and management team.
- Ensuring basic tools and machinery are in working order by performing regular inspections.
- Assessing procedures and making recommendations for improvement.
- Develop and utilize maintenance plans
- Keep maintenance logs for minor equipment such as HVAC systems, light bulbs, basic electrical systems, etc.
- Purchase cleaning supplies, tools, and working equipment for staff
- Ensure maintenance safety and quality control protocols are met
- Supervise repair work performed by third-party maintenance teams
- Communicate with various maintenance stakeholders in (and outside) the company
- Call in skilled technicians (electricians, mechanics, plumbers, etc.) for specific tasks
- Maintain maintenance quality control and compliance with building safety codes
- Convey instructions from managers to on-site maintenance tech
- Get quotes from multiple vendors to find the best prices
- Determine the repair needs of the equipment, and create a purchase list
- Acquire the equipment and make payments out of the allocated budget
- Make reports of purchases and forward them to senior management
- Keep records of how many cycles the equipment goes through before requiring repair.
- Track the office sanitation and building cleaning needs over a specific period of time.
- Supervise repair processes and log each procedure for future reference.
- Maintain a log of procurements
- Adhere to company policies, safety regulations, and OSHA requirements.

Requirements Work environmentMaintenance Coordinators generally work in an office environment but may be required to be onsite at multiple co‑op locations. This position requires sitting at a desk for extended periods of time and significant amount of time on the phone.
- Must be able to push/pull/lift up to 60 pounds.
- Walk, climb stairs, sit, and stand.
- Talk and hear at normal levels.
- See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus.
- Reach with hands and arms.
May need to travel to co‑ops on occasion.
Required education and experience- Strong knowledge of facilities management operations
- Familiarity with office equipment and security systems
- Hands on experience with facilities management software is a plus
- BS in Facility Management or Business Administration is preferred
- Additional certification as a facility manager (CFM) will be a plus
- 2-3 years of experience working in facilities, project management, or real estate
- Must understand and be able to interpret safety laws and company policies/standards
- Strong leadership skills to mentor and influence subcontractors and vendors
- Customer service acumen to interpret, communicate, and help deliver management needs
