Role OverviewGeneral Function: The Senior Facilities Maintenance Technician at Friends School of Baltimore is a full‑time, hands‑on role responsible for leading and executing planned and preventive maintenance activities across the School's campus. Working within the Facilities & Operations Department, this position supports the reliability, safety, and long‑term performance of campus buildings and infrastructure through disciplined use of a computerized maintenance management system (CMMS), proactive asset care, and continuous improvement of maintenance practices.
This role also serves as a senior technical resource within the Facilities team, providing guidance and mentorship to technicians while supporting the School's commitment to maintaining a safe, well‑managed, and mission‑aligned campus environment.

Essential Functions Planned & Preventive Maintenance- Lead execution of the campus‑wide CMMS‑driven preventive maintenance program.
- Complete assigned preventive maintenance work orders according to established schedules and frequencies.
- Maintain high preventive maintenance compliance rates and support departmental performance targets.
- Support seasonal maintenance activities, system startups, shutdowns, and testing.
- Perform inspections and maintenance on plumbing, HVAC, electrical, and life‑safety systems.
- Diagnose and repair building system issues in coordination with Facilities leadership.
- Identify recurring equipment issues and recommend long‑term corrective actions.
- Accurately document labor, materials, and asset conditions within the CMMS system.
- Assist in maintaining accurate equipment and asset records.
- Support data quality and reporting used to track maintenance performance and planning.
- Identify and document corrective maintenance needs and deferred maintenance issues.
- Support efforts to reduce reactive and emergency maintenance work.
- Help manage and reduce maintenance backlog through effective planning and execution.
This is a hands‑on position requiring regular work across campus buildings and mechanical spaces. Occasional evening, weekend, or off‑hours work may be required to support maintenance activities, campus operations, or emergency response needs.
Skills and QualificationsEducation and experience
- High school diploma or equivalent required; trade or technical training preferred.
- 4‑6 years of facilities or building maintenance experience, including exposure to plumbing, HVAC, and general building systems.
- Experience working with CMMS platforms is a plus.
- Experience in a school, campus, or institutional setting preferred.
- Demonstrated experience working within CMMS‑based maintenance programs.
Required Skills
- Strong analytical, organizational, and communication skills.
- Ability to work with data, reports, and performance metrics.
- Proficiency with Microsoft Office or Google Workspace.
- Experience in a school or campus environment preferred.
