Job Title: Maintenance Position
Status: NON-EXEMPT
Reports to: Area Chief Engineer
Position Summary: The main function of the Engineer is to perform skilled maintenance and repair duties for the property, including but not limited to HVAC, electrical, paint touch ups, etc. The engineer is responsible for ensuring that all guest rooms and property are well maintained and in the best possible condition. All encounters with guests, associates and vendors should be approached in a friendly, service‑oriented manner.
Experience &
Education:
- Trade school or college coursework in a related field preferred
- Previous customer service / hotel experience preferred
- 1 to 2 years practical experience in one or more of the technical trades (HVAC, refrigeration, plumbing, electrical, etc.)
- Any license the property may require
Requirements:
Work Environment – Ability to work:
- With various pieces of equipment such as computer, telephone, two‑way radios, TVs, maintenance equipment, etc.
- Under variable temperature conditions
- Under variable noise levels
- Outdoors/indoors
- Around chemicals, fumes and other odor hazards, dust or mite hazards
Physical Requirements:
- Long hours sometimes required
- Must be able to climb stairs, descend stairs
- Must be able to move quickly and agilely if a situation requiring quick assistance arises
- Multi‑task
- Heavy work – exerts up to 100 pounds of force occasionally, and/or 50 pounds of force frequently, and/or up to 20 pounds of force constantly to lift, carry, push, pull, or otherwise move objects
- Ability to stand for long periods of time and walk long distances
- Ability to bend, stretch, twist or reach with your body and arms
- Ability to work under variable temperatures and noise levels
- Near vision – ability to see details at close range
Mental Requirements:
- Oral and written comprehension and expression – must be able to convey & understand information and ideas in English
- Must be able to evaluate and select among alternative courses of action quickly and accurately
- Must be effective in handling problems in the workplace, including anticipating, preventing, identifying, and solving problems as necessary
- Must assimilate complex information, data, etc. from multiple sources and consider, adjust, or modify to meet constraints of particular needs
- Must be effective at listening to, understanding, and clarifying the concerns and issues raised by co‑workers and guests
- Must be able to work with and understand basic arithmetic functions
Essential Duties & Functions:
- Approach all encounters with guests and employees in a friendly, service‑oriented manner
- Maintain regular attendance, as required by scheduling which will vary according to the needs of the hotel
- Maintain high standards of personal appearance and grooming, as defined in the hotel handbook, when working
- Comply at all times with hotel’s policies and procedures to encourage safe and efficient hotel operations
- Positively interact with hotel guests
- Manage mechanical, guest room, public space, and preventive maintenance programs
- Manage lights and grounds program
- Make repairs to air conditioners – change filters, clean coils, replace blower motors, etc.
- Perform preventive maintenance on HVAC systems, replace HVAC compressors
- Take equipment readings and water samples
- Replace TVs and cable boxes. Program movie channel boxes
- Replace light switches, receptacles, and light bulbs
- Perform furniture repairs
- Check and replace pumps
- Adjust chemical pumps as required
- Perform plumbing repairs – open clogged drains, change FET washers, stems seats, cartridges, handles, drain fittings, etc.
- Understand blueprints and wiring diagrams
- Trace and repair drain and water lines
- Maintain preventive maintenance of HVAC systems
- Repair kitchen equipment
- Maintain repair records
- Handle dangerous chemicals
- Manage inventory program
- Work entirely unsupervised
- Direct other engineering associates
- Maintain legal documents, i.e. boiler log, PM logs, emergency log
- Work with and direct contractors
- Make informed decisions regarding the department and the physical plant
- Assist Property Security as requested
- Keep immediate supervisors fully informed of all challenges or matters requiring attention
- Maintain pool and spa – clean, vacuum, adjust chemical levels, change valves, and replace filters. Maintain records of chemical balances
