Position: Maintenance Technician - The Porter Brewers Hill

Essential Responsibilities

  • Complete assigned work orders generated from resident requests for service, and preventative maintenance on the property, diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards and code requirements.
  • Complete the "make-ready" process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment and tools from the property’s maintenance department, tracking inventory, returning unused items and notifying the maintenance supervisor about re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate and complete fashion so that service requests can be documented and tracked.
  • Assist in maintaining grounds, common areas and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning and painting curbs and signage as needed.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and practicing correct use of tools and equipment.
  • Other Responsibilities
  • Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors and other service providers to verify that work, materials and services meet quality standards, scope and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair and communicate concerns about the physical needs of the property to management.
  • Physical Demands

    Incumbents need to be able to stand, walk or sit for extended periods, bend, stoop, climb ladders, reach, carry objects and crawl in confined areas. Work may be performed inside and outside in all weather conditions. Incumbents must be able to push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required.

    Incumbents must work a flexible schedule, including evening, weekend and holiday call time.

    Required Licenses or Certifications
    • EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
    • All certifications required by state and local jurisdictions (applies to all Service Technicians).
    • Valid driver’s licence to operate a golf cart on property, if applicable.
    Compensation and Benefits

    Hourly range: $22.00 – $24.00. Additional compensation may include bonus programs for corporate and onsite positions.
