Our client is a Mid-Atlantic developer, setting a new standard of residential/commercial properties. They have an immediate need for a Regional Maintenance Manager to oversee the maintenance operations of a portfolio of residential and commercial properties to ensure safe, efficient, and well-maintained properties. This role provides leadership to maintenance teams, manages budgets, ensures regulatory compliance, and partners with property management to deliver exceptional resident/tenant satisfaction.
Key Responsibilities- Oversee maintenance operations across multiple residential and commercial/retail properties within the Baltimore Metro area.
- Supervise, mentor, and evaluate maintenance supervisors and technicians.
- Develop and implement preventive maintenance programs to reduce repair costs and extend asset life.
- Ensure timely completion of work orders, unit turns, capital improvement projects, and emergency repairs.
- Monitor maintenance budgets, control expenses, and approve vendor invoices.
- Manage vendor relationships, negotiate service contracts, and ensure quality workmanship.
- Ensure compliance with all local, state, and federal regulations, including OSHA safety standards, fair housing requirements, and building codes.
- Conduct regular property inspections to identify maintenance needs and ensure company standards are met.
- Collaborate with regional on-site maintenance and property managers to establish maintenance priorities and improve resident and tenant satisfaction.
- Coordinate disaster preparedness and emergency response plans for assigned properties.
- Analyze maintenance metrics and prepare reports on operational performance, staffing, and budget compliance.
- Assist with capital planning and long-term asset preservation strategies.
- High school diploma required;
Associate's or Bachelor's Degree in Facilities Management, Construction Management, or a related field preferred. - 5+ years of multifamily and commercial building maintenance experience, including multi-site management.
- Proven leadership experience supervising maintenance teams.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general building systems.
- Knowledge of OSHA regulations, EPA guidelines, and applicable building codes.
- Experience managing budgets, vendors, and capital improvement projects.
- Excellent communication, organizational, and problem-solving skills.
- Proficiency with property management and maintenance software.
- Valid driver's license with the ability to travel regularly throughout the assigned region.
- EPA Section 608 Certification
- HVAC Certification
- Certified Apartment Maintenance Technician (CAMT)
- Certified Apartment Property Supervisor (CAPS) or similar industry certification
