Job Title: Property Maintenance Technician
Reports To: Maintenance Manager
Location: Morgan View – Morgan State University
Compensation: $21.50-$22.50 per hour and a comprehensive benefits package
FLSA Status: Non-Exempt

SummaryUnder the supervision of the Maintenance Manager, the Property Maintenance Technician manages all aspects of facility maintenance, renovation, and repair and responds to after‑hours emergencies as part of a rotation.
Essential Duties And Responsibilities- Respond to all maintenance requests within a reasonable timeframe.
- Identify facility deficiencies and recommend remedies.
- Participate in the after‑hours on‑call response rotation.
- Work mandatory overtime as needed.
- Escort contractors onsite.
- Assist with room set‑ups and furniture movement.
- Inspect units when vacated and perform necessary repairs.
- Conduct daily general inspections of assigned building(s) and report findings to the Maintenance Manager.
- Perform preventative maintenance assignments on time.
- Submit requests for materials and supplies to complete repairs.
- Consult daily with Maintenance Manager on progress and impending issues.
- Demonstrate quality workmanship and strong customer service skills.
- Other duties as assigned.
- High school diploma or GED.
- 2–3 years of general maintenance experience.
- Proficiency with hand and power tools.
- Strong troubleshooting and diagnostic skills.
- Excellent verbal communication skills.
- Customer‑service oriented.
- Attention to detail and organizational skills.
- Ability to manage multiple priorities.
- Participation in on‑call rotation with a 30‑minute on‑site response time.
- Ability to move and lift up to 50 lbs and navigate stairs.
The work environment is mid‑to‑high paced with moderate noise levels. The role requires frequent standing, walking, use of hands, reaching, climbing, stooping, kneeling, crouching, crawling, and occasional lifting up to 50 pounds. Close vision and distance vision are essential.
