Facilities Maintenance Manager

The Facilities Maintenance Manager is responsible for supervising the Facilities Maintenance department. This position services the plant and the equipment that runs 24/7.

Responsibilities:
  • Oversee building and grounds maintenance for all Suncast facilities.
  • Ensure the facilities are safe, up to code, and fully operational.
  • Ensure effective preventative maintenance and rapid emergency repair capabilities for all critical equipment and systems, as well as any additional assets within assigned facilities.
  • Maintain adequate tools and spare parts inventory with cost effective justification.
  • Coordinate facility project work: cost, bidding, managing and scheduling.
  • Research potential suppliers for major equipment, request and analyze quotes, and propose final supplier and negotiating price.
  • Maintain facility compliance with all municipal, state/provincial and federal fire and safety codes, including the testing/inspections of the fire protection system.
  • Manage, track, and control costs associated with maintenance of forklift/vehicle fleet and aerial lifts to include preventive maintenance and repair.
  • Support maintenance and upkeep of the building exterior and ensure grounds are kept in new condition.
  • Manage contractors and third-party vendors.
  • Plan building maintenance and operational programs for buildings while ensuring efficiency.
  • Plan and manage capital and large construction projects in assigned locations.
  • Supervise the facilities maintenance employees and ensure they have been instructed in safe and correct methods for each assigned task.
  • Conduct and support employee training as required.
  • Schedule staff to ensure that maintenance assistance is available during all production shifts.
  • Maintain a safe work environment for all employees and support required safety programs, postings of government mandated reports, OSHA records, and reports on outside inspections.
  • Manage facilities planning and space allocation.
  • Coordinate with department heads for facility needs.
  • Collaborate with upper management on budgeting for facility needs.
  • Prepare facilities for changing weather conditions and plan accordingly.
  • Ensure all utility systems are inspected and in accordance with regulations.
  • Coordinate building security and maintenance services.
  • Coordinate all maintenance issues and schedules.
  • Oversee and monitor external service consultants during onsite work to ensure adherence to facility standards, safety requirements, and professional conduct.
  • Ensure that all purchased equipment and services meet requirements of the purchase order.
  • Ensure that equipment failure during the warranty period is correctly serviced and credited.
  • Implement a preventative maintenance program to reduce the amount of unexpected down time and emergency repairs.
  • Manage inventory of repair and replacement parts to reduce downtime.
  • Identify and maintain suppliers capable of fast part replacement and repair for items that cannot be kept in stock.
  • Ensure compliance with the budget.
  • Oversee and manage custodial services.
  • Confer with Director of Maintenance on staffing, hiring, and employee disciplines.
  • Maintain comprehensive employee time and production records while ensuring the timely completion of all required annual performance reviews.
  • Stay informed of new technology, methods, and materials within the field.
  • Understand the employee bargaining agreement (union contract) and ensure that work methods and discipline are in accordance with that agreement.
  • Support and comply with all Suncast safety policies, quality standards, and housekeeping practices.
  • Perform additional duties as required.

Qualifications:
  • High school diploma plus knowledge and basic functions of two or more of these trades: construction, maintenance, and repair of facilities and equipment.
  • Associate's degree in industrial maintenance or a related field preferred.
  • 7+ years of experience in facilities maintenance, equipment maintenance, or a combination of both.
  • 3+ years of supervisory experience.
