Housing Maintenance Lead

The University of South Carolina Beaufort (USCB) is seeking a Housing Maintenance Lead to oversee the maintenance, appearance, and operational excellence of our student housing facilities. What You'll Do As the Housing Maintenance Lead, you will provide leadership and technical expertise while coordinating the daily activities of maintenance, custodial, and grounds personnel responsible for university housing. Your work will directly contribute to providing students with clean, safe, attractive, and fully operational residential communities.

Key responsibilities include:

  • Lead, coordinate, and direct the daily activities of housing maintenance, custodial, and grounds staff.
  • Maintain the operation of residential heating, cooling, and domestic hot water systems.
  • Perform preventive maintenance on HVAC, plumbing, and electrical systems to maximize equipment life and reliability.
  • Diagnose and complete minor electrical, plumbing, and mechanical repairs, including appliances such as washers, dryers, ice makers, pumps, switches, and lighting components.
  • Repair and maintain interior and exterior building finishes, including painting, flooring, walls, ceilings, doors, cabinetry, glass, railings, partitions, bulletin boards, and other facility components.
  • Conduct routine inspections of roofs, roof drains, exterior caulking, windows, doors, lighting systems, and building security features.
  • Perform security inspections and repairs to exterior doors, windows, roof hatches, and lighting systems to maintain a safe residential environment.
  • Complete preventive maintenance activities including filter replacements, coil cleaning, lubrication, vibration and temperature checks, tightening electrical connections (220V or less), and replacement of consumable system components.
  • Maintain clean and welcoming exterior spaces by removing leaves and debris from breezeways, entrances, sidewalks, and stairways.
  • Maintain accurate work orders, inventory records, timesheets, logbooks, and material requisitions.
  • Order maintenance materials and supplies while maintaining accurate inventory levels.
  • Communicate effectively with Housing leadership and Facilities management regarding priorities, repairs, and operational needs.
  • Assist with equipment condition assessments, long-range maintenance planning, and annual budget preparation.

What We're Looking For The successful candidate will possess:

  • Experience leading or coordinating maintenance, custodial, or facilities personnel.
  • Strong working knowledge of building maintenance systems including HVAC, plumbing, electrical, carpentry, painting, and general building repair.
  • Experience performing preventive maintenance and troubleshooting facility systems.
  • Ability to prioritize multiple work orders while maintaining exceptional customer service.
  • Strong organizational skills with experience maintaining maintenance records, inventories, and work order systems.
  • Excellent communication and teamwork skills.
  • Ability to work independently while leading a collaborative maintenance team.
  • Commitment to workplace safety and maintaining compliance with applicable building and safety codes.
