Maintenance Supervisor

The Maintenance Supervisor is responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property. The role ensures compliance with Avenue5 policies and all local, state, and federal regulations, manages the property budget, and oversees the company’s risk management program.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices while maintaining a professional demeanor.
  • Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
  • Maintain work order system accuracy, ensuring all orders are completed timely to company standards and resident satisfaction.
  • Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness, and identify issues requiring maintenance or replacement.
  • Oversee and assist with property emergency management, such as snow, fires, and floods.
  • Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Help monitor response times for emergency on‑call/after‑hours assignments, addressing issues as needed and participating in on‑call rotation.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal, interacting courteously with residents.
  • Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely quality unit turns.
  • Act as mentor to the maintenance team.
  • Maintain a professional demeanor and appearance at all times, promoting the same to the entire team.
  • Administer the company risk management program.
  • Complete special projects as assigned by maintenance supervisor or property manager.
  • Solicit suppliers and contractors when work is necessary and ensure compliance with company policy.
  • Work with the property manager to ensure team and property compliance per company, ownership, state, and federal policies.
  • Walk property weekly with leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within property budget and provide input on future expenses.
  • Other duties as assigned by property leadership.

Education And Experience
  • High school diploma or equivalent (required).
  • At least three years of experience in the property management industry or a directly related field.
  • General maintenance and carpentry skills.

  • Valid driver’s license, clean driving record, and current auto insurance (required).
  • English language proficiency (reading, writing, understanding).
  • Proficiency with general office equipment: telephone, fax, printer, copier, key‑track system.
  • Excellent customer service and interpersonal skills.

  • Ability to multi‑task.
