Salary Range: $25.00 to $27.00 Hourly
DUTIES AND RESPONSIBILITIES- Perform preventative, routine, and scheduled maintenance, along with small equipment maintenance tasks and projects.
- Completes assigned work orders generated from resident requests for service, as well as maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, ownership expectations, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the manager about re-ordering needs.
- Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and flooring repair.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Knowledge of Fair Housing Guidelines, WISHA, job safety principles and working within a team environment.
- Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.
- Promote customer satisfaction by always maintaining the highest standards of interactions, courteously and professionally, with current and potential residents.
- Lead, develop, train and mentor a team/team member of above responsibilities.
- Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
