The Porter is responsible for maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties to preserve the asset and provide a quality living environment for residents.

• Maintain the cleanliness of the property’s exterior areas, including sidewalks, parking lots, courtyards, and landscaping; sweeping, blowing, picking up trash, pet waste, and removing debris from all common areas to ensure a tidy appearance.
• Clean and maintain all common areas, including lobbies, hallways, stairwells, laundry rooms, fitness centers, and restrooms.
• Ensure that common areas are stocked with necessary supplies, such as toilet paper, soap, and paper towels.
• Clean windows, doors, and other glass surfaces to maintain a polished appearance.
• Report any maintenance issues or safety hazards observed during duties to the Maintenance Supervisor, Community Manager or General Operations Manager.
• Empty all trash receptacles on the property regularly and keep surrounding areas clean.
• Assist with removal of bulk trash items from common areas or around dumpsters, ensuring recycling procedures are followed.
• Interact with residents and visitors in a friendly and professional manner, addressing concerns or directing them to appropriate staff.
• Provide assistance to residents when needed, such as helping with carrying items or giving directions around the property.
• Perform seasonal tasks such as snow and ice removal, leaf blowing, or pressure washing exterior surfaces.
• Follow all safety procedures and guidelines while performing duties, including proper use of personal protective equipment (PPE).
• Report any safety hazards or potential risks to the Maintenance Supervisor, Community Manager or General Operations Manager immediately.
• Perform other duties and tasks as assigned.

• High school diploma or GED equivalent.
• Some custodial or general maintenance experience preferred.
• Valid driver’s license, as this property requires use of golf carts.
• Ability to use a personal smart device for property operations and communication apps.
• Comfortable with basic computer tasks, including using Microsoft Office programs such as Outlook.
• Ability to read, write, and speak English.

• Operate in a fast‑paced indoor and outdoor work setting.
• Multitask and adapt quickly to changing priorities.
• Work under tight deadlines and high‑energy situations.
• Commit to a five‑day onsite workweek, likely including weekend coverage.
• Perform continuous physical effort, including heavy lifting (over 50 pounds).
• Stand, walk, bend, and engage in other strenuous activities frequently.
• Possibly operate heavy machinery or perform physically demanding tasks.
• Occasional travel to various locations for meetings, projects, client visits, or on‑site work.

• No formal supervisory responsibilities.
• Communicate basic technical or factual information with colleagues and immediate managers.
• Solve routine or somewhat repetitive problems by following clear directions and procedures.
• Make limited judgments that usually affect only your own job and rarely others.

Pay range: $20.67 – $27.40 per hour (new hires generally start between $20.67 – $23.56 per hour). Final salary offer will be determined after reviewing relevant factors including skill set, relevant experience, internal equity, and other business needs.
