The Operating Engineer is responsible for the successful operations, maintenance, and repair of Beloit Health System facilities and equipment while maintaining a comfortable environment for patients, residents, visitors, and staff.
Responsibilities- Demonstrates ability to work with plumbing and electrical equipment.
- Understands and demonstrates operations and maintenance of building heat and hot water boilers and associated equipment, demonstrating the ability to keep equipment operating at peak efficiency according to manufacturers and State and local code requirements.
- Understands and demonstrates the operations and maintenance of BHS buildings chiller, HVAC, and other cooling units according to manufacturers and State and local code requirements using tools such as Trane and Metasys BAS management system program.
- Understands and demonstrates ability to maintain, diagnose, and repair all pumps, compressors, kitchen, and laundry equipment according to manufacturer's instructions for use and associated requirements.
- Accurately diagnoses equipment failures through a variety of ways including but not limited to communication with staff, service contractors, and manufacturers.
- Adheres to manufacturers equipment maintenance schedules including performance and documentation as required.
- Rebuilds or refurbishes motors and other operating equipment.
- Understands, monitors, and documents facilities boiler water, domestic hot and cold water, and HVAC condensate water treatment programs while ensuring proper chemical treatments are in place to reduce corrosion, scale, and other buildup which reduces service life of equipment.
- Maintains and records data for regulatory licensing such as wastewater and building emlSS
10ns. - Understands and implements a lockout/tagout system when working on energized equipment.
- Assesses and takes actions as needed to maintain safe grounds and facilities. Other duties as assigned.
- Actively participates on committees related to building performance (i.e., clean water and wastewater management programs).
- Supervises and provides work assignments for General Maintenance personnel.
- Completes corrective maintenance work requests within a five-day requirement. Maintains continuous and professional communication with hospital administration, employees, and medical staff regarding status of repairs during equipment downtime.
- Scheduled on‑call rotation required.
- Demonstrate a working knowledge of code and other requirements for documentation procedures related to inspection, testing and maintenance.
- Demonstrate a working knowledge of the hospital, ambulatory surgical center, or other facilities accreditation process, recognize the agencies that perform surveys, and the typical compliance survey process and schedule.
- Implement and supervise physical environment programs that ensure compliance with accrediting organizations, CMS, OSHA, state departments of health and other regulatory agencies.
- Assure completion and maintenance of current, accurate and thorough records of all testing, inspection, and maintenance procedures to satisfy compliance requirements with applicable codes and standards.
- Review documents for completeness, accuracy, and compliance with established procedures; investigate and correct errors within designated scope of responsibility.
- Assume additional responsibilities as directed to achieve patient satisfaction.
- Proactively identify patient needs and expectations and strive to meet them with efficient, safe, and compliant facility operations.
- Keep users informed or updated on the status of equipment or facilities undergoing repair or renovation. Follow up on problems after work is completed or transferred to another team member.
- Greet patients, residents, and visitors and direct them to their proper destination. Make arrangements for escort and transportation services as required. Monitor restricted areas to ensure appropriate access.
