Maintenance Technician - Seasons at Farmington Reserve

This position performs technical and mechanical work that ensures the physical aspects of the property meet company standards for cleanliness, appearance, safety, and overall functionality.

• Completes assigned work orders from resident requests, diagnostic repairs, and preventive maintenance.
• Completes the make‑ready process for vacant units.
• Manages material, equipment, and inventory logistics.
• Documents work and tracks service requests accurately.
• Maintains grounds, common areas, and amenities: cleaning, pressure‑washing, painting signage.
• Supports cost‑cutting and expense control programs.

• Attends safety meetings, completes OSHA training, and reports incidents.
• Inspects contractor work to verify quality and specifications.

• Conducts routine and periodic inspections to identify safety concerns.

• Stand, walk, sit, bend, stoop, climb ladders and lift up to 25 lbs solo, 50 lbs with assistance.
• Work in all weather conditions.
• May travel and work flexible schedule including evenings and weekends.

• EPA Type 1 and II or Universal certification for refrigerant recycling (requires Certified Service Technician).
• All state and local certifications required.
• Valid driver’s license for golf cart operation where applicable.

• Base hourly rate $22–$25 plus eligible bonus programs for corporate or onsite positions.
