Overview
Position Title: Maintenance Technician
Location: Bend, Oregon (Covering a 30-mile service radius)
Reporting To: Manager of Maintenance Operations
Status: Non-Exempt, Full-Time
Salary: $22.00 - $30.00/Hourly DOE

Employee Owner Position Purpose: We are looking for a dependable Maintenance Technician to support HOAs and managed residential properties. Basic maintenance or cleaning experience is required; paid, on-the-job training and opportunities to earn certifications are provided. You will manage your daily schedule with local management to maintain functionality, safety, and curb appeal of shared spaces, recreational areas, and residential common areas.
Responsibilities- Scheduling & Communication
- Self-Management:
Build, optimize, and maintain your daily schedule to ensure all property sites receive routine care. - Office
Collaboration:
Work with the local Management office to report property conditions, track work orders, and log completions. - Property Operations & General Maintenance
- Light Repairs:
Perform basic fence repairs and structural adjustments on doors and gates. - Lighting Systems:
Conduct routine light checks, replace bulbs, and adjust time clocks. - Debris Removal:
Keep garbage enclosures clean and free of illegal dumping and debris. - Exterior Cleaning:
Clean building exteriors, entryways, and overhangs. - Grounds & Seasonal Care
- Weed Control:
Identify and remove weeds and unwanted vegetation. - Winter Snow Removal:
Clear snow and apply ice-melt to walkways and parking areas during winter. - Amenity Maintenance:
Clean and organize outdoor recreational areas, courts, and playgrounds. - Recreational & Pool Maintenance
- Pool Chemistry:
Monitor, test, and log pool chemical levels for safe water balance. - Pool Deck Upkeep:
Clean pool surfaces, skimmer baskets, and pool decks. - Safety Checks:
Inspect pool gates, rescue equipment, and perimeter fencing for safety compliance. - Facility & Bathroom Care
- Maintain Functionality:
Inspect common area change rooms, showers, and bathrooms for proper operation. - Restock Supplies:
Replenish paper products, soap, and hand sanitizer in common areas. - Clubhouse Care:
Vacuum, mop, dust, and wipe down surfaces in clubhouses and recreational buildings.
- High school diploma or equivalent required.
- Ability to use common maintenance tools and equipment safely.
- Strong attendance and reliability.
- Good communication and interpersonal skills.
- Experience:
Basic experience in janitorial work, property maintenance, or groundskeeping required. - Growth Mindset:
Eagerness to learn new skills and earn industry certifications (such as Certified Pool Operator) while on the clock.
Position Requirements
- Must have and maintain a valid driver’s license, vehicle insurance, and driving record in compliance with Company policy.
- Must have reliable transportation and tools.
- Position may require using work applications on a personal cell phone; cell phone reimbursement will be provided.
- Ability to stand, walk, bend, kneel, crouch, and climb for extended periods.
- Must be able to lift, carry, push, and pull up to 50 pounds safely.
- Ability to work in indoor and outdoor environments under varying weather conditions.
- Capable of using hand tools, power tools, and technical equipment safely and effectively.
- Ability to climb ladders and work in elevated or confined spaces as needed.
- Must be able to read labels, instructions, technical documents, and safety signage.
- Ability to work a 5-day schedule between 7:00 AM and 5:00 PM.
- Flexibility to perform seasonal weekend work as required by summer pool operations or winter weather.
