Job Overview

Groundskeeper/Janitor (Full Time) – Stillwater Crossing, Bend, OR.

We are seeking a detail‑oriented individual to assist and support the required cleaning and minor property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property. This will include cleaning outdoor areas, shared spaces, offices, laundry rooms, community amenities and may include maintenance of apartment units, as needed. The position is responsible for ensuring that all work is done in compliance with OSHA regulations and Guardian policies and procedures.

We are willing to train the right individual, so this is an excellent entry‑level opportunity for individuals interested in a career in property maintenance.

Schedule: 40 hours/week, Monday – Friday, 8:00 AM – 5:00 PM.

Compensation: $21.00 – $22.00 per hour (DOE).

Qualifications
  • High school diploma or GED (preferred).
  • Basic knowledge of cleaning techniques and product use.
  • Basic knowledge of building and grounds maintenance (changing light bulbs, raking, etc.).
  • Ability to lift a minimum of 25 lbs.
  • Willingness to work outdoors in varying weather conditions.
  • Attention to detail and organizational skills.
  • English speaking, reading, and writing ability.
  • Effective verbal and written communication skills.
  • Ability to complete company training requirements within predetermined deadlines and attend other training sessions as required.
  • Basic computer literacy and willingness to complete regular tasks using standard computer or web‑based technology.
  • Own or have access to a properly insured vehicle for use in business transportation needs and possess a valid driver’s license (preferred).
Essential Functions
  • Always represent Guardian in a positive and professional manner.
  • Support supervisor’s efforts to ensure that the company’s obligations are met and exceeded.
  • Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
  • Walk common areas daily, clean and maintain all common areas and amenities.
  • Maintain (sweep, mop, vacuum, dust and disinfect) common areas, entryways, and amenities.
  • Clean and maintain dumpster/recycling areas daily.
  • Clean windows, glass doors, light fixtures, railings and entryways according to schedule.
  • Perform basic maintenance tasks such as replacing light bulbs, changing air filters, replacing smoke detector batteries, touch‑up painting and minor repairs as needed.
  • Alert supervisor of any potential liabilities, property damage, maintenance issues or rule violations promptly.
  • Assist with apartment turnovers and pre‑move‑in cleaning under the direction of the Community Manager(s) or Maintenance Lead(s) as needed.
  • Pressure wash sidewalks, walkways, patios and building exteriors as needed.

    Remove graffiti promptly, as needed.
  • Keep cleaning supplies and equipment organized and stocked.
  • Communicate with supervisor(s) about any issues or resident questions or concerns brought directly to the Groundskeeper/Janitor.
  • Always follow confidentiality guidelines for resident, property, owner, and Guardian information.
  • Accurately record time worked and adhere to time‑keeping guidelines daily.
  • Liaise with corporate departments to provide a team approach to the management of the property.
  • Establish and maintain collaborative working relationships between departments and with coworkers.
  • Constantly strive for improvements in work process and results to better meet resident needs, ownership goals, and company standards.
  • Other duties as assigned by the Community Manager(s), Maintenance Supervisor(s) or Regional Property Manager(s).
