Maintenance Supervisor

The primary purpose of your job position is to assist in supervising the day-to-day activities of the Maintenance Department in accordance with current Federal, State and local standards, guidelines and regulations governing our facility, and as may be directed by the Director of Maintenance to assure that our facility is maintained in a safe and comfortable manner.

As the Maintenance Supervisor, you are delegated the administrative authority, responsibility and accountability necessary to carry out your duties.

• Supervise the day-to-day maintenance functions of assigned personnel.
• Coordinate daily maintenance services with Nursing Services when performing maintenance assignments in resident living and/or recreational areas.
• Assist in scheduling work assignments, preparing work schedules, and revising as necessary.
• Ensure work schedules are followed as closely as practical.
• Perform administrative requirements (e.g., completing necessary forms, reports) and submit to the Director as necessary.
• Submit accident/incident reports to Administrator.
• Assume the administrative authority, responsibility and accountability of supervising maintenance tasks.
• Implement recommendations from the Infection Control and Safety Committees as directed.
• Attend department and staff meetings as directed or called.
• Assign personnel to specific tasks in accordance with daily work assignments.
• Ensure personnel perform assigned tasks in accordance with established maintenance procedures.
• Interpret department policies and procedures to new maintenance personnel.
• Assist in orientation and training of maintenance personnel.
• Train assigned personnel in the proper techniques of maintenance services and use of equipment.
• Recruit and select maintenance personnel.
• Review complaints/grievances of department personnel and make oral/written recommendations.
• Counsel/discipline assigned personnel as requested or necessary.
• Report daily absenteeism and tardiness.
• Meet with assigned personnel monthly to assist in identifying and correcting problem areas or improving services.
• Review and evaluate the work performance of assigned personnel.
• Ensure personnel follow manufacturer’s guidelines when servicing equipment.
• Ensure painting, rework or repairing of facility equipment is accomplished in accordance with established policies.
• Provide leadership, follow instructions and take suggestions.
• Ensure work areas are maintained safe and attractive.
• Ensure personnel follow established safety precautions when performing tasks and when using equipment and supplies.
• Ensure Infection Control and Universal Precautions practices are maintained during maintenance procedures.
• Coordinate routine/terminal isolation procedures with Nursing Services.
• Report all hazardous conditions or equipment.
• Ensure fire protection and prevention programs are maintained in accordance with fire safety policies and procedures.
• Conduct daily inspections of assigned work areas to assure cleanliness and sanitary conditions.
• Ensure refuse is disposed of daily in accordance with sanitation procedures.
• Ensure personnel wear protective clothing/devices when handling infectious waste and/or blood/body fluids.
• Follow Universal Precautions and other necessary protocols to maintain a safe facility.
• Ensure equipment is cleaned and properly stored at end of shift.
• Recommend equipment and supply needs.
• Maintain an adequate supply of maintenance supplies for daily tasks.
• Maintain confidentiality of resident information.
• Ensure residents’ personal and property rights are maintained by assigned personnel.
• Work throughout the facility (power rooms, resident rooms, therapy rooms, Dietary, etc.).
• Sit, stand, bend, lift and move intermittently during working hours.
• Manage frequent interruptions and reschedule maintenance activities as needed.
• Interact with residents, personnel, visitors, government agencies, etc., under all conditions.
• Manage interactions with hostile or emotionally upset residents and families.
• Communicate with maintenance personnel and other department personnel.
• Work beyond normal hours and in other positions temporarily when necessary.
• Attend continuing educational programs.
• Work during weekends, holidays, and other shifts as required.
• Work in cramped spaces and adverse weather conditions.

Minimum: 10th grade education. Graduate of a technical school in general maintenance preferred.

Minimum of six (6) months experience in a maintenance department in a health-related facility.

• Read, write, and speak English in an understandable manner.
• Make independent decisions, follow instructions, and accept constructive criticism.
• Deal tactfully with personnel, residents, family members, visitors, government agencies, and the general public.
