About this role
The Maintenance Technician provides excellent resident services and performs maintenance duties to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the overall physical maintenance of an income-producing property. The roving maintenance technician will provide coverage across multiple locations, rotating between different sites, and may support various teams as needed. A valid driver’s license is required.
Hourly pay range
$26.00 - $30.00 DOE
What you’ll do
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and related maintenance work as necessary.
- Ensure exterior curb appeal and grounds cleanliness; monitor and maintain pet stations.
- Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintain high standards of resident service and relations for the entire staff.
- Ensure apartments are made ready after vacancy.
- Maintain accurate inventory control of tools, equipment, and supplies; use required personal protective equipment as assigned.
- Address maintenance requests promptly, aiming to resolve within 24 hours; notify Community Manager if parts must be ordered or delays occur.
- Adhere to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety, signage) under supervision.
- Know the locations of gas, electric, irrigation, water shutoffs, and sewer cleanouts; be familiar with posted maps.
- Assist with move-in/move-out inspections as directed and monitor the status of vacant units.
- Suggest improvements to methods, safety, and quality of service; recommend changes to increase efficiency.
- Perform on-call emergency service as required.
- Support special maintenance projects and enforce safety regulations; maintain safety documentation and training materials.
- Communicate maintenance issues promptly to site management and maintain a professional appearance and demeanor.
- Promote Cloud Ten Residential and participate in training as requested.
- Performs other duties as assigned.
What you will need
- Previous property maintenance technician experience; or equivalent combination of education and training (one-year certificate from college/technical school or two years related experience).
- Valid driver’s license and reliable transportation (regular travel between properties is essential).
- Proficiency with Microsoft Office.
- High School Diploma or equivalent.
