Job Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Stabilized (Mid‑Rise). Unit Count: 155.

Schedule:

Tuesday–Saturday, 9am–6pm. On‑call required.

Requirements: 1–2 years of related experience.

Hourly Range: $25.96 – $30.00 (Berkeley).

Responsibilities
  • Complete assigned work orders from resident requests for service, including preventative maintenance by diagnosing defects and performing repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, tracking inventory use, returning unused items, and notifying the supervisor regarding re‑ordering needs.
  • Complete documentation and paperwork accurately and timely so service requests can be documented and tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct tool and equipment usage.
  • Other Responsibilities
  • Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly and accurately.
  • Inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate physical needs to management.
  • Physical Demands

    Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work inside and outside in all weather conditions; push, pull, lift, carry, or maneuver weights up to 25lbs independently and 50lbs with assistance; work flexible shifts including evenings, weekends, holidays, and occasional on‑call duties; occasional travel may be required.

    Licenses or Certifications
    • EPA certifications Type1 andII or Universal for refrigerant recycling (applies to Certified Service Technicians).
    • All certifications required by state and local jurisdictions (applies to all Service Technicians).
    • Valid driver’s license to operate a golf cart on property, if applicable.
    Additional Compensation
    • Base hourly pay subject to business requirements, prior experience, current skills, and geographical location.
    • Employee eligibility to participate in quarterly or annual bonus programs based on individual and company performance (Corporate Positions).
    • Employee eligibility to participate in weekly, monthly, and/or quarterly bonus programs (Onsite Property Positions).
